55+ Communities in Palm City
Why most Palm City retirees live in all-ages neighborhoods, and how to choose
Palm City has few formally age-restricted communities, so most retirees here buy in all-ages golf, country club and HOA neighborhoods, or in condo and villa complexes. Census data shows 28.9% of residents are 65 or older, almost no manufactured homes (0.1%) and mostly single-family houses, while Zillow values a typical Palm City condo at $218,090 and a two-bedroom home at $296,528.

Age-restricted versus retiree-heavy
A legally 55+ community follows the federal Housing for Older Persons Act: at least 80% of occupied homes must have a resident 55 or older, and the community must publish age policies and verify ages. A retiree-heavy neighborhood has no such rule. Its residents may be mostly retired, but a family with children can buy next door.
In Palm City, much of what buyers call 55+ is the second kind. Club communities such as Harbour Ridge and the older neighborhoods of Martin Downs draw many retirees without being age-restricted. Some condo and villa complexes may have age policies, which you can confirm in their documents. If an age restriction matters to you, either way, ask for the recorded documents rather than relying on a listing description.

Golf and country club communities
For many retirees, the practical substitute for an active-adult community is a club community with golf, tennis, a clubhouse and a social calendar. These are common in Palm City. Before you buy, separate the costs:
- HOA fee: roads, gates, common areas and sometimes landscaping.
- Club dues: required in some communities, optional in others, and often tiered by golf or social membership.
- Capital contribution or equity: a one-time payment at purchase in some clubs, sometimes refundable in part on resale.
- Food minimums and assessments: clubs may require minimum dining spending or charge members for major projects.
Clubs also differ in who uses them. In some, most members live there year-round and the calendar stays full in summer; in others, a large share of members leave after Easter. Since only 7.0% of Palm City's homes are seasonal, many club communities here keep an active year-round group, but ask for member counts by season and attend an event before you buy. Ask also whether the club limits memberships, has a waiting list, or lets non-residents join, since that affects both access and the club's finances.
Ask for the club's financial statements and any planned capital projects. A clubhouse renovation can become a member assessment, and on a fixed income that matters as much as the purchase price.

Condos and villas: the lower-cost route
Condos are the cheapest way into Palm City. The typical condo is valued at $218,090, about a third of the single-family value of $662,403, and condos fell 7.0% over the past year. Only 4.2% of housing is in buildings with 10 or more units, so most complexes are low-rise.
For buildings of three or more habitable stories, Florida requires milestone inspections and a Structural Integrity Reserve Study, and reserves for structural items cannot be waived in budgets adopted on or after Dec 31, 2024. Lower buildings still need reserves under state law. Ask for the budget, reserve study, master insurance policy and deductible, and the minutes from the past year. Once you receive the association documents on a resale, Florida allows 7 days, excluding weekends and holidays, to cancel.
What retirees pay for single-family homes
The step from attached to detached housing is steep in Palm City. Two-bedroom homes are around $296,528, while three-bedroom homes are around $576,239 and four-bedroom homes around $854,888. Values for all homes are up 26.3% over five years and 2.0% over the past year.
For retirees who want a single-level house with a manageable yard, the three-bedroom range is where most of the choice is. The median home here was built in 1993, so check the roof age and permit date, get a wind mitigation inspection and, for older homes, a 4-point inspection for insurance. Ask whether the HOA handles lawn and exterior maintenance, which matters more each year you live there.
Nearby options with more 55+ choice
Retirees who want a formally age-restricted community, or a manufactured home, often widen the search. Hobe Sound ($504,264) has many manufactured-home communities and small 55+ complexes, and Stuart ($374,216) has a large stock of condos, including some with age policies. Larger new active-adult developments are mostly outside Martin County. Including those in a search helps you see what Palm City's location is worth to you, measured against age restrictions, newer construction and lower prices elsewhere.
Taxes, insurance and planning ahead
If Palm City is your permanent home, homestead takes up to $51,411 off assessed value in 2026, and Save Our Homes caps future increases at 3% or CPI. Florida has no state income tax. Expect your assessed value to be reset to the purchase price, so the seller's tax bill is a poor guide. Amendment 3 on the Nov 3, 2026 ballot may change some of these rules.
Ask each insurer for the hurricane deductible in dollars, since it is calculated as a share of the dwelling limit and charged once a calendar year. Homes near the St. Lucie River can be in FEMA flood zones, so check each address. Only 7.0% of Palm City homes are seasonal, which means communities are active year-round. Send me your budget and whether you want an age-restricted community or a club neighborhood, and I will build a shortlist with full monthly costs, including fees and dues.
