Jupiter vs Stuart: Where to Buy
Two river towns about half an hour apart, priced very differently
Jupiter is the more expensive of the two by a wide margin: its typical home is worth about $704,524 on Zillow's home value index, against about $374,216 in Stuart, so the same budget buys close to twice as much in Stuart. The choice usually comes down to how much you value Jupiter's price stability and Palm Beach County location versus Stuart's lower entry point and smaller-town setting in Martin County.

The price gap by property type
The difference holds across every category. A Jupiter condo is worth about $485,200, more than twice the Stuart condo figure of about $203,133. A single-family house is about $796,241 in Jupiter and $479,159 in Stuart, a gap of about $317,000. A three-bedroom runs about $733,214 in Jupiter and $478,585 in Stuart.
At the top, Jupiter's upper third starts near $1,481,582, while Stuart's starts near $703,934. At the bottom, Stuart's lower third ends near $196,972, mostly condos, and Jupiter's ends near $432,175. For a buyer with $450,000, Stuart opens up three-bedroom houses; in Jupiter, the same money mostly buys a two-bedroom condo or townhome.
How prices have moved
Jupiter has been the stronger market on Zillow's numbers. Its typical value rose 3.2% over the past year and 30.5% over five years. Stuart was flat over the year at 0.1% and up 18.6% over five years.
The split is widest in condos. Jupiter's condo index gained 2.2% in a year while Stuart's fell 4.3%. Stuart houses still rose 1.2%, so the softness there is mostly in the condo market, which fits a city where a large share of homes are in older multi-unit buildings. A falling condo index means buyers have more room to negotiate, and it also means the building's reserves and assessments deserve extra scrutiny. Past trends don't predict what comes next in either city.

Housing stock: houses versus buildings
Census data shows a clear difference in what each city is built from. In Jupiter, 44.0% of housing units are single-family detached and 21.0% are in buildings of 10 or more units. In Stuart, only 27.7% are single-family detached and 38.8% are in larger buildings. Stuart's median home was built in 1982, Jupiter's in 1989.
So a buyer in Stuart is more likely to be looking at a condo in a building that has passed its 30-year mark, with the milestone inspection and reserve study rules that come with it. A Jupiter buyer is more likely to be looking at a house in a planned community with an HOA. Both are workable. They just come with different paperwork.
One more point on Stuart: the city itself is small, with 18,520 residents, while many homes with Stuart mailing addresses sit in unincorporated Martin County. The city numbers here describe the city limits, not the whole postal area.
Who lives in each city
Both cities skew older than Florida overall. Jupiter's median age is 47.5 and 24.4% of residents are 65 or older. Stuart's median age is 48.6 and 29.1% are 65 or older. Seasonal homes make up 13.8% of Jupiter's housing and 15.6% of Stuart's, so both get busier in winter.
Jupiter is the bigger place, with 61,883 people, and much of its housing is spread across planned subdivisions with their own HOAs. Stuart is a county seat with a compact downtown on the St. Lucie River and a slower pace.
Getting around, water and insurance
Both cities sit along I-95 and US-1, and the drive between them takes roughly half an hour. Jupiter is closer to Palm Beach International Airport, which matters if you fly often. Both are boating towns: Jupiter on the Loxahatchee River and the Jupiter Inlet, Stuart on the St. Lucie River and the Indian River Lagoon, with ocean access through the St. Lucie Inlet.
Insurance and flood risk work the same way in both: check the FEMA zone of each address, get a wind mitigation report, and ask for insurance quotes during the inspection period. Older housing in Stuart means more homes will need a 4-point inspection to get coverage. Florida has no state income tax in either city, and homestead rules are the same statewide.
What the price gap means for taxes and closing costs
Florida property taxes are based on assessed value, so the cheaper city also means a smaller tax bill on similar millage. On a $700,000 Jupiter house versus a $450,000 Stuart house, the difference in taxable value is $250,000 before any exemption. The rates themselves differ by county and city, so ask for an estimate on each specific address rather than trusting the seller's current bill.
That seller's bill can mislead in both cities. After a sale, the assessed value resets to market value. If you make the home your permanent residence, the homestead exemption takes up to $51,411 off the assessed value in 2026 and the Save Our Homes cap limits later increases to 3% or CPI. Second-home buyers and Canadians who aren't Florida residents get no exemption and a 10% cap on non-school levies. On the closing side, transfer taxes follow the same state rates in Palm Beach and Martin counties, so a lower price means lower note stamps and intangible tax on your loan.
Who each city fits
Jupiter fits buyers who want a single-family home in a planned community, value a market that has held its prices, need to be close to the Palm Beach County job market and airport, and have the budget for it.
Stuart fits buyers who want more house or more condo for their money, are comfortable with older buildings and the due diligence they need, prefer a smaller downtown, and don't mind being a little farther from the airport. If you're weighing both, I can put matching homes in each city side by side so you see what your budget buys.
