Is Sebastian a Good Place to Retire?
More than a third of residents are 65 or older, and most of them own detached houses
Yes, for most retirees who want a quiet, affordable town on the water and don't need big-city services: 36.8% of Sebastian residents are 65 or older, and a typical 2-bedroom home costs about $250,237 on Zillow's index. The main costs to plan for are insurance and storm preparation, not the purchase price.

A town already built around retirees
Census data puts Sebastian's median age at 58.2, which is high even by Florida standards. More than one resident in three is 65 or older. Only 6.5% of homes are held as seasonal residences, so this isn't a snowbird town that empties out in May. Most retirees here live in Sebastian year-round and own their homes.
That matters day to day. Neighbors are often retired too, clubs and churches run on weekday schedules, and local businesses are used to older customers. The flip side is that Sebastian is small, with about 26,262 people, and doesn't offer the range of restaurants, cultural venues or specialists that a larger city would.

What retirees typically buy and what it costs
Most retirees in Sebastian buy a detached house, because that's what the town is made of: 87.0% of homes are single-family detached. Typical values on Zillow:
- 2-bedroom: about $250,237
- 3-bedroom: about $358,775
- 4-bedroom: about $398,578
- Condo, any size: about $226,738, down 6.6% over the year
For a couple downsizing from a larger home up north, a 2-bedroom or a modest 3-bedroom is the usual target. The step from two to three bedrooms is about $108,500, so decide early how much room you need for visiting family. Sebastian's overall typical value of $346,985 is up 0.2% over the year, which is steadier than most of the coast.
The 6.6% of homes that are manufactured or mobile homes are another route in at a lower price, often in communities with their own fees and rules.

Sebastian or Vero Beach for retirement
Most retirees who look at Sebastian also look at Vero Beach, a short drive south on US 1 or I-95. The overall price difference is small: $346,985 in Sebastian versus $361,764 in Vero Beach. The housing is different. Vero Beach has far more condos and more seasonal owners, and the city's homes are older on average. Sebastian is mostly detached houses built around the mid-1990s.
For a retiree who wants a yard, a garage and room for a boat or a workshop, Sebastian usually gives more for the money. For one who wants a condo near the beach with maintenance handled by an association, Vero Beach has more choice. Some couples split the difference by buying in Sebastian and using Vero for dining, theater and medical appointments.
Healthcare close to home
Orlando Health Sebastian River Hospital is in Sebastian, which covers emergencies and much routine hospital care without a long drive. Vero Beach, to the south, adds more specialists and Cleveland Clinic Indian River Hospital. For major procedures, some retirees travel to the Orlando area.
Before you buy, check which doctors and hospitals your Medicare plan or supplement covers locally. Plan networks vary by county and by year, and it's easier to confirm before you've moved than after.
Homestead and the 3% cap on a fixed income
Florida has no state income tax, so pension, IRA and Social Security income aren't taxed by the state. Property tax is the local bill to watch. When you make Sebastian your permanent residence, the homestead exemption takes up to $51,411 off your home's assessed value in 2026, and Save Our Homes keeps future assessment increases at 3% or inflation, whichever is less.
That cap is the reason long-time owners pay so much less than new buyers. Your assessment resets to market value the year after you buy, then the cap protects you going forward. Some counties also offer added exemptions for seniors with limited income; ask the Indian River County property appraiser what applies to you. Amendment 3 on the November 3, 2026 ballot would change parts of the homestead system if it passes. This isn't legal or tax advice.
Insurance, storms and HOA costs for retirees
On a fixed income, the unpredictable costs matter most. In Sebastian those are insurance and storm-related expenses.
- Hurricane deductible: usually 2% or more of dwelling coverage, applied once per calendar year. On a $300,000 dwelling, a 2% deductible is $6,000. Keep that amount set aside.
- Wind mitigation: shutters or impact windows, roof straps and a newer roof reduce premiums and protect the house.
- Flood: check the FEMA zone and buy flood coverage even if it isn't required, since standard policies exclude flood.
- HOA or community fees: lower in Sebastian than in most Florida retirement areas, but manufactured-home communities and newer subdivisions charge monthly fees that can rise.
Think about your evacuation plan too. Many retirees here keep a list of where they'd go and how, and buy a house with a generator hookup.
Who Sebastian fits and who it doesn't
Sebastian fits retirees who want a single-family home at a moderate price, like fishing, boating or birding, and are comfortable driving to Vero Beach or Melbourne for bigger shopping and some specialists. It fits people who want neighbors their age without the formal structure of a gated 55+ community.
It fits less well if you want to walk to restaurants and culture, want a high-rise condo on the beach, or plan to stop driving. The town is spread out and car-dependent. Vero Beach costs a little more overall, about $361,764, and has more condos and more seasonal residents; Fellsmere, at $242,258, is cheaper and more rural. If Sebastian sounds right, a shortlist of 2- and 3-bedroom homes with newer roofs is the practical place to start.
