Vero Beach vs Sebastian: Where to Buy
Two Indian River County towns at almost the same price, with very different housing
Vero Beach and Sebastian cost almost the same on average: Zillow's typical home value is $361,764 in Vero Beach and $346,985 in Sebastian, a gap of about $14,800. The real difference is what that money buys, because Vero is an older, condo-heavy, seasonal city and Sebastian is a newer, almost entirely single-family town.

Same average, different shape
The averages hide very different ranges. In Vero Beach, the lower third of the market sits near $218,500 and the upper third near $727,263. In Sebastian, those markers are $264,772 and $446,256. Vero's market is wider at both ends: cheaper old condos at the bottom and island and riverfront homes at the top. Sebastian's is compressed in the middle.
So a buyer with $250,000 usually has more choices in Vero, mainly condos, while a buyer with $400,000 looking for a detached house with a garage often has more choices in Sebastian. A buyer with $800,000 or more will find far more in Vero, especially near the water.
Prices by bedroom count
Zillow's typical values by size:
- 2-bedroom: Vero Beach $240,105; Sebastian $250,237
- 3-bedroom: Vero Beach $391,566; Sebastian $358,775
- 4-bedroom: Vero Beach $526,406; Sebastian $398,578

- Condo: Vero Beach $187,154; Sebastian $226,738
The 4-bedroom line is the one that stands out. A typical 4-bedroom is about $127,800 more in Vero Beach than in Sebastian. In Sebastian, going from three bedrooms to four adds only about $39,800; in Vero, it adds about $134,800. Families needing four bedrooms get much more for their money in Sebastian. Condos run the other way: they're cheaper in Vero, partly because so many are in older buildings.

How each market moved
Over five years, the two markets rose by similar amounts: 16.6% in Vero Beach and 17.6% in Sebastian. Over the last year, Vero slipped 1.2% while Sebastian edged up 0.2%. Single-family homes followed the same pattern, down 1.1% in Vero and up 0.2% in Sebastian.
Condos fell in both, down 7.6% in Vero and 6.6% in Sebastian, which matches what's happening with older condo buildings across Florida as reserve and inspection requirements push up costs. Neither number is a forecast; they show where buyers have been more and less willing to pay recently.
Housing stock and building age
This is the biggest difference between the two. Census data shows:
- Median year built: 1976 in Vero Beach, 1995 in Sebastian.
- Single-family detached: 46.0% in Vero, 87.0% in Sebastian.
- Buildings with 10+ units: 27.2% in Vero, 1.9% in Sebastian.
- Manufactured homes: 3.6% in Vero, 6.6% in Sebastian.
A typical Vero home is about two decades older than a typical Sebastian home. That shows up in insurance, inspections and maintenance. In Vero, expect more 4-point inspections, more questions about roofs, plumbing and electrical, and for condos, more exposure to milestone inspections and Structural Integrity Reserve Study costs. In Sebastian, roofs and AC systems on 1990s houses are still worth checking, but there are fewer of the old-building issues.
Who lives in each
Sebastian is older by age: median age 58.2 versus 52.5 in Vero, and 36.8% of residents aged 65 or older versus 28.9%. Vero is more seasonal: 18.2% of its homes are seasonal residences, compared with 6.5% in Sebastian. Put simply, Sebastian has more full-time retirees in houses, and Vero has more winter residents in condos.
Vero is also the regional center, with downtown, the Cleveland Clinic Indian River Hospital, the Vero Beach Museum of Art and Riverside Theatre. Sebastian has Orlando Health Sebastian River Hospital and a more small-town feel, with life centered on the river, Sebastian Inlet and outdoor activity.
Getting around from each town
US 1 and I-95 connect the two, and the drive between them is short, so many residents of one shop, eat or see doctors in the other. The difference is in which direction each town faces.
Sebastian, at the north end of the county, sits closer to Brevard County, Palm Bay and Melbourne. For buyers who fly often, Melbourne Orlando International Airport is the closer commercial airport from Sebastian. Vero Beach sits closer to Fort Pierce and the Treasure Coast to the south, and SR 60 runs west from Vero across the state toward Florida's Turnpike. For people commuting to work, that orientation often decides the town before price does. From either one, Orlando International is the main hub with the most routes.
Water, flood and insurance in both towns
Both towns face the Indian River Lagoon, and both are on Florida's Atlantic side. Vero includes barrier island land with ocean frontage; Sebastian is on the mainland, across the lagoon from the island. In both, flood risk depends mostly on how close a house sits to the lagoon, canals or rivers, and how high it sits. Check the FEMA flood zone for each address and get flood and wind quotes during your inspection period.
Homestead works the same in both: up to $51,411 off assessed value in 2026 for a permanent residence, and the 3% cap on future increases. Florida has no state income tax. Both are in Indian River County, so the county property appraiser and tax collector are the same.
Who each town fits
Vero Beach fits buyers who want a condo or a beach-area home, value cultural and medical facilities in town, have a larger budget for waterfront, or plan to spend winters in Florida and summers elsewhere.
Sebastian fits buyers who want a detached house with a yard, need three or four bedrooms on a moderate budget, prefer newer houses and fewer condo questions, and like a quiet, outdoor-focused town.
Many buyers I talk to start in one and end up buying in the other once they see the housing side by side.
