Where Sebastian sits and how you get around
Sebastian is the northernmost city in Indian River County, on the mainland side of the Indian River Lagoon, with Brevard County just to the north and Vero Beach to the south. US 1 runs along the river through the older part of town, and I-95 passes to the west. The barrier island and the ocean beaches are across the lagoon.
Two landmarks shape the area. Sebastian Inlet, to the northeast, is the nearest ocean inlet for boaters and a well-known fishing and surfing spot. Pelican Island National Wildlife Refuge, the first national wildlife refuge in the country, is just south of town on the lagoon. For flights, most residents drive north to Melbourne Orlando International or west to Orlando International. Orlando Health Sebastian River Hospital is the local hospital.

Who lives in Sebastian
Census data puts the median age at 58.2, and 36.8% of residents are 65 or older. That's one of the older age profiles among Florida cities of this size. About 6.5% of homes are seasonal, so most owners live here year-round rather than for the winter only.
For a newcomer, that shapes daily life. Traffic is light outside peak season, there's little nightlife, and the town is built around fishing, boating, the riverfront and the outdoors. Working-age families do buy here, often for the price, and commute south toward Vero Beach or north toward the Space Coast.

What you'll be buying
Sebastian is a house town. 87.0% of homes are single-family detached, just 1.9% are in buildings with 10 or more units, and 6.6% are mobile or manufactured homes. The median year built is 1995. Much of the city is a large subdivision platted decades ago and built out lot by lot, so streets often mix 1980s block houses with homes finished in the last few years.
Prices by bedroom from Zillow: a 2-bedroom typically runs about $250,237, a 3-bedroom $358,775 and a 4-bedroom $398,578. The gap between three and four bedrooms is only about $40,000, which is small for Florida. If you need the extra room, Sebastian is a place where it doesn't cost much. The lower third of the market is near $264,772 and the upper third near $446,256.
Condos are a small part of the market, with a typical value of $226,738, down 6.6% over the year.
Storms, flood maps and insurance
Sebastian is on Florida's Atlantic side, and hurricane exposure is part of owning here. Insurance is often the second-largest housing cost after the mortgage. A few practical steps matter more than anything else:
- Look up the FEMA flood zone for the exact address. Lots near the lagoon and low-lying areas near canals and the St. Sebastian River are the ones to check closely.
- Order a wind mitigation inspection. Hip roofs, roof straps and impact-rated openings lower the wind premium.
- Ask the roof's permit date. Homes from the 1990s may need a 4-point inspection to get coverage.
- Get a real quote during your inspection period, before you're committed.
Remember that hurricane deductibles are a percentage of dwelling coverage, often 2% or more, and apply once per calendar year.
Mistakes people make when moving to Sebastian
The first is buying in winter and judging the town by winter. Summer brings heat, afternoon storms and the start of hurricane season in June. Spend a week here in July or August before you commit, if you can.
The second is pricing insurance last. Two houses at the same price can carry very different premiums depending on roof age, roof shape, window protection and flood zone. Ask for quotes on your top two or three choices before you make an offer, and treat the premium as part of the price.
The third is assuming every street is the same. Some parts of Sebastian are close to the river and US 1, others are well west near I-95 on larger, newer streets, and a few areas have deed restrictions while many don't. Ask what restrictions, if any, apply to boats, RVs and sheds, especially if you plan to park a boat at home. The fourth is ignoring the drive: many everyday trips, from big-box shopping to specialists, go to Vero Beach or Palm Bay.
Taxes, utilities and homestead
Florida has no state income tax, which is one reason Sebastian draws retirees from the Northeast and Midwest. Property taxes are the main local cost. They reset to market value when you buy, so don't budget from the seller's bill.
Making Sebastian your permanent home lets you claim homestead: up to $51,411 off assessed value in 2026, and a 3% or inflation cap on future assessment increases. Some older lots in town have used septic systems and private wells; ask the seller what the house is on and whether sewer or water hookups are available on the street, because conversion costs can be significant.
Pros and cons of living in Sebastian
Pros:
- Lower prices than most of Florida's Atlantic coast, and a small premium for a fourth bedroom.
- Steady values: up 0.2% in a year when many nearby markets dipped.
- River, inlet, refuge and beach access within a short drive.
Cons:
- Limited shopping, dining and jobs in town; many errands mean driving to Vero Beach or Palm Bay.
- An older resident base, which some families find quiet.
- Storm exposure and insurance costs that need careful budgeting.
Compared to its neighbors, Sebastian is about $14,800 below Vero Beach ($361,764), well above Fellsmere ($242,258), and nowhere near Indian River Shores ($1,377,480).
