Moving to St. Cloud, FL

A young, year-round lake town on the southeast edge of metro Orlando

St. Cloud is a good fit for families and working-age buyers who want a newer house within reach of Orlando, and less of a fit for anyone looking for a beach town or a retirement scene. Zillow's typical home value is about $389,582, up 14.7% over five years and down 3.2% over the past year, and Census data puts the median age at 36.0 with only 1.5% of homes used seasonally.

Who lives in St. Cloud

The Census numbers describe a year-round town. Of about 65,130 residents, only 12.3% are 65 or older, far below many Florida cities, and the median age of 36.0 is young by state standards. Seasonal homes are just 1.5% of housing, so streets don't empty out in summer and schools, youth sports and local businesses run on a full-time population.

That matters if you're relocating with kids. It also matters if you're retiring: you will find fewer age-restricted communities and less of the snowbird social calendar than on either coast.

What the housing stock looks like

Most of St. Cloud was built recently. The median home dates to 2003, and much of the newer construction sits in subdivisions spreading north and east of the old downtown. Census counts 71.9% of homes as single-family detached and only 3.1% in buildings of 10 or more units, so tower living is close to absent.

One number surprises people: 6.4% of homes are mobile or manufactured homes. Some are in parks where you own the home but rent the land, and some sit on owned lots. Financing, insurance and resale work differently for those, so know which type you are looking at.

Prices by size, from Zillow: about $266,172 for a 2-bedroom, $354,543 for a 3-bedroom, $417,303 for a 4-bedroom and $517,116 for 5 or more bedrooms. Condos are rare and run about $192,939.

Getting around: Orlando, the airport and the Turnpike

St. Cloud sits on US 192 east of Kissimmee, along the shore of East Lake Tohopekaliga. Florida's Turnpike runs nearby, and Narcoossee Road is the main route north toward Lake Nona and Orlando International Airport.

Test-drive your commute on a weekday morning before choosing a side of town. North St. Cloud and the older core near the lakefront feel like different places.

Old town, new subdivisions and the rural east

St. Cloud splits into three rough zones, and newcomers often pick the wrong one for their routine.

Upper-third homes in St. Cloud start around $504,746, and most of those sit in the newer subdivisions or on larger lots at the edges.

The lakes, and no beach

East Lake Toho is the town's front yard, with a lakefront park, boat ramps and a trail along the shore. Alligator Lake and other lakes lie to the southeast. For buyers who fish or keep a boat, this is a real draw.

The beaches are another matter. The Atlantic coast is roughly an hour's drive east, and the Gulf is farther. If walking to the sand matters to you, St. Cloud is the wrong town.

Hurricanes, flooding and insurance inland

Being inland takes ocean storm surge off the table, but it doesn't remove wind or rain. Central Florida gets hurricane winds and heavy rainfall, and low lots near lakes, canals and wetlands can flood. Check the FEMA zone of each address you consider; lenders require flood insurance in A and AE zones.

Homeowners insurance depends heavily on roof age. A house from 2003 may still have its first roof, which insurers will price or refuse accordingly. A wind mitigation inspection and, for older homes, a 4-point inspection will help you get accurate quotes during the inspection period.

Taxes and what newcomers get wrong

Florida has no state income tax, and a permanent resident can claim the homestead exemption, worth up to $51,411 off assessed value in 2026, with future assessment increases capped at 3% or CPI. Three things trip up new arrivals here:

Once you know which part of town fits your commute, a shortlist of homes in that area is the practical next step.

Common questions

Is St. Cloud FL a good place to live?

For year-round families and commuters who want a newer house near Orlando and the airport, it is a solid option. Buyers wanting a beach, a walkable downtown lifestyle or a large retirement community may be happier elsewhere.

How much does it cost to buy a home in St. Cloud?

Zillow's typical home value is about $389,582. A 3-bedroom runs about $354,543 and a 4-bedroom about $417,303.

How far is St. Cloud from Orlando airport?

The airport is north of town, reached mostly by Narcoossee Road. Drive time depends heavily on which part of St. Cloud you live in and the time of day.

What are the downsides of living in St. Cloud FL?

Traffic on the main roads, CDD fees in many newer subdivisions, summer heat and storms, and no beach nearby. Insurance on older roofs can also be expensive.
