55+ Communities in St. Cloud
A softer market southeast of Orlando, with new and older 55+ choices
St. Cloud is one of the few Orlando-area markets where 55+ buyers have real leverage right now: Zillow's home value index shows the typical home down 3.2% over the last year to $389,582, and a two-bedroom averages $266,172. Del Webb, Pulte's 55+ brand, markets active-adult communities here, alongside older manufactured-home parks.

Two very different kinds of 55+ housing
St. Cloud's housing is mostly newer single-family homes: 71.9% are detached, and the median home was built in 2003, based on Census data. Within that, retirees tend to choose between two very different products.
- New active-adult communities. Gated single-family homes and villas on owned lots, with a clubhouse, pool, fitness center and organized activities. You buy from the builder or as a resale, pay an HOA fee, and often a CDD assessment on the tax bill.
- Manufactured-home communities. Mobile homes make up 6.4% of St. Cloud's housing, and many of the older 55+ parks in Osceola County are this type. Prices are far lower, but you need to know whether the lot is leased or owned.
There are very few condos (only 3.1% of homes are in buildings of 10 or more units), so the high-rise retirement model you see on the coasts mostly doesn't exist here.

What the price data says
Single-family homes average $390,958 and condos $192,939, which fell 5.7% over the year. The five-year change for all homes is 14.7%, so most of the gain came earlier and the last year gave some back. A three-bedroom runs about $354,543 and a four-bedroom $417,303. The lower third of the market sits around $315,223 and the upper third begins near $504,746.
One-bedroom homes average $205,354, close to the two-bedroom figure, because so few one-bedroom homes exist here and most of them are in manufactured-home parks or small older buildings. For a retiree couple, the realistic range for a new active-adult home is the two- and three-bedroom band, plus options.
A falling market cuts both ways. You can often negotiate a price cut, a closing-cost credit, or repairs on a resale, and builders with finished inventory homes tend to offer larger incentives than on homes not yet started. On the other side, if you might sell within a few years, a soft market makes that harder. Retirees who plan to stay ten years or more worry less about short-term moves in price.
When I compare homes for a buyer here, I line up the full monthly cost: mortgage or cash, property tax after the homestead exemption, HOA, CDD, insurance and, for manufactured homes, lot rent. Two homes listed $40,000 apart can end up close once those are added.

Land lease, lot rent and financing on a manufactured home
In a land-lease park, you own the home and rent the lot. The home costs less up front, but lot rent usually rises every year and is set by the park owner. Ask for the last five years of increases and the current lease terms in writing. Financing for a home on a leased lot is typically a personal-property (chattel) loan with shorter terms and higher rates than a mortgage, and many buyers pay cash.
If the park is resident-owned or the lot is deeded, the home and land are usually taxed and financed as real estate. Ask about the park's reserves, roads and drainage, and the year each home was built. Manufactured homes built after the 1994 federal wind-zone update are generally easier to insure than older ones.
Questions for a new active-adult community
- What is the monthly HOA fee, and what does it include (lawn care, clubhouse, cable, internet, security)?
- Is there a CDD assessment, and how much of it is bond debt with a payoff date?
- What incentives are offered, and do they require the builder's lender or title company? You can use any lender; compare the full cost both ways.
- What does the warranty cover? A 1-2-10 structure is common: workmanship, systems, structure.
- Can I bring my own inspector for a pre-drywall and pre-closing inspection? The answer should be yes.
The builder's sales rep represents the builder. An agent of your own can review the contract terms on deposits, completion dates and the final walk-through.
Age rules, guests and resale
The Housing for Older Persons Act allows a St. Cloud community to restrict by age if at least 80% of occupied homes have a resident who is 55 or older, with documented age checks. How the community uses the other 20% is set in its own documents. Ask about younger spouses, adult children, caregivers and how long grandchildren can stay. On resale, you can only sell to qualifying households. With prices softening and only 12.3% of the city's residents 65 or older, plan for a narrower buyer pool than a mixed-age neighborhood.
Homestead, insurance and nearby towns
Only 1.5% of St. Cloud's homes are seasonal, so nearly all 55+ buyers move here full-time. As a permanent Florida resident, you can claim homestead, worth up to $51,411 off assessed value in 2026, and Save Our Homes caps assessment growth at 3% or CPI. The assessment resets to market value after you buy, and on a brand-new home the first full tax bill often comes in higher than the estimate at contract.
St. Cloud sits on the south shore of East Lake Tohopekaliga, and low areas near lakes and wetlands can fall in FEMA flood zones, so check each address. Nearby, Kissimmee averages $355,424 and Poinciana $279,725, while Campbell is at $323,124. If St. Cloud's new builds are above budget, those areas and the older manufactured-home parks are where most retirees look next.
Common questions
Is there a Del Webb community in St. Cloud, FL?
Yes. Del Webb markets active-adult communities in St. Cloud. Builders open and close phases often, so check current availability and pricing before visiting.
How much does a home cost in a St. Cloud 55+ community?
Citywide, Zillow's index puts a typical two-bedroom at $266,172 and a three-bedroom at $354,543. Manufactured homes in land-lease parks sell for much less, plus monthly lot rent.
Are St. Cloud home prices going down?
Zillow's index shows the typical St. Cloud home down 3.2% over the last year, after a 14.7% rise over five years. That gives buyers more room to negotiate on price and closing costs.
What's the difference between land lease and owned lot in a 55+ park?
With a land lease you own the home but rent the lot, so you pay lot rent that can rise each year. With an owned lot you own the land too, pay an HOA or co-op fee, and the property is taxed and financed as real estate.
