New Construction Homes in Fort Myers

How to compare a builder's price with a resale house in a softer Lee County market

A resale single-family home in Fort Myers is worth about $352,645 on Zillow's index, down 3.2% over the past year, and that number is the benchmark every new build should be measured against. With resale prices soft, builders around Fort Myers are competing on incentives, so the real comparison is total monthly cost, not the base price on the sign.

Where new homes are going up around Fort Myers

Most new single-family construction near Fort Myers is outside the older core: east toward I-75 and the airport, south toward Estero, and north across the river. National builders are active across Lee County. Lennar, for example, announced townhome communities in Fort Myers and North Fort Myers for 2026 and bought land for a larger single-family and townhome project. Smaller local builders also build on individual lots.

Census puts the median year built in Fort Myers at 2001, so a large share of resale homes are already post-2002 code. That narrows the gap between new and resale more than in cities where the stock is from the 1970s. A 2006 house with a newer roof can insure almost as well as a new one.

New construction vs resale in Fort Myers: the numbers

Use Zillow's resale figures as the floor for negotiation. A typical three-bedroom in Fort Myers is about $341,108 and a four-bedroom about $503,575. The jump between them is about $162,000, larger than in most nearby towns, because four-bedroom homes are concentrated in newer gated communities.

All-homes values in Fort Myers fell 4.2% in a year. That shift moved bargaining power to buyers in both markets.

Builder incentives and the lender question

Incentives in a soft market usually come as a mortgage rate buydown, closing cost credits or free upgrades. They are real money, and they almost always require using the builder's affiliated lender and title company. You are free to use any lender, but you will usually give up the incentive if you do.

Get a written loan estimate from the builder's lender and one from an outside lender for the same loan. Compare the rate, points, lender fees and title charges line by line. A rate buydown that lasts only one or two years helps less than a permanent one. Also ask whether the incentive is tied to a specific closing date, because construction delays can push you past it.

Base price, options and lot premiums

The advertised base price covers the plan with standard finishes on a standard lot. Lake lots, preserve views, corner lots and larger lots carry premiums, and design center options add up quickly. On a production home it is common for the final contract to land well above base once flooring, cabinets, an extended lanai and a pool are added.

Choose the options that are expensive to add later, such as structural changes, extra outlets, a larger garage or pre-wiring, and skip finishes you can replace later at lower cost. A pool added after closing by a local contractor can cost less than the builder's package, though it delays the pool and needs its own permit.

CDD assessments, HOA fees and the tax bill

Many new communities in Lee County are inside a Community Development District. The CDD issued bonds to build roads, drainage and amenities, and homeowners repay them through an annual assessment on the property tax bill. That assessment sits on top of the HOA fee and the regular property tax. Ask the builder for the CDD debt assessment, the operations and maintenance assessment, and the remaining bond term.

Your first tax bill may cover only the land, because the house was not finished on January 1. The following year it will reflect the completed home, and your escrow payment can jump. Ask your lender to estimate taxes on the finished value from the start. If the house is your permanent residence, file for homestead to cut up to $51,411 off assessed value in 2026 and cap annual increases at 3% or CPI.

Deposits, timelines, warranties and inspections

Builders usually take a deposit at contract and sometimes more at the start of construction or when options are chosen. Read where the money goes and whether it is held in escrow or used for construction. Timelines on a to-be-built home typically run many months, and the contract usually lets the builder extend them.

Most builders offer a structure similar to 1-2-10: one year on workmanship, two years on major systems and ten years on structural defects. Read what is excluded. Then hire your own inspector twice: once before drywall, when framing, wiring and plumbing are visible, and again before the final walkthrough. Builders' own inspections and county inspections check code minimums, not your interests.

Insurance is often cheaper on a new Fort Myers home because the roof, windows and wind connections meet current code. Still get the quote early, along with the FEMA flood zone and an elevation certificate for the lot.

Why bring your own agent to a builder's office

The sales representative in the model home works for the builder. My job is to compare the build against resale homes nearby, read the contract terms on deposits and delays, and push on incentives and lot premiums. In most cases the builder pays the buyer's agent, but many builders require that the agent be registered on your first visit, so bring me in before you walk into a sales center. I can line up new communities and resale homes in the same price range so you see them side by side.

Fort Myers: questions and answers

Are new homes in Fort Myers cheaper than resale?

Not on base price in most cases, but incentives, lower insurance and fewer near-term repairs can make the monthly cost close. Compare against resale single-family values of about $352,645.

What incentives do Fort Myers builders offer?

Usually rate buydowns, closing cost credits or upgrade packages, most often tied to the builder's own lender and title company. Get an outside loan estimate to compare.

What is a CDD fee on a new Fort Myers home?

It is an annual assessment on the property tax bill that repays bonds used to build the community's infrastructure. It is separate from HOA dues.

Do I need an inspection on a brand new house?

Yes. Hire your own inspector before drywall and before closing. It is the cheapest time to get problems fixed.
