New Construction Homes in Naples

Where the new homes are, and how to compare them with a resale house

Most new construction homes with a Naples address are being built east of I-75, because the old city along the Gulf is built out; the City of Naples' median home was built in 1983, according to Census data. A typical resale single-family house in Naples is valued at $671,601 on Zillow's home value index, and that is the number a new home has to beat once the options, lot premium and fees are added in.

Two kinds of new in Naples

The first kind is production building in master-planned communities in eastern Collier County: along Immokalee Road and Collier Boulevard, and out toward Ave Maria. National builders with homes for sale in Collier County in 2026 include Lennar, Pulte, Taylor Morrison, Toll Brothers and Mattamy, along with Florida-based Neal Communities. Communities change quickly as phases sell out, so check what each builder has open right now. Some of these communities are age-restricted for buyers 55 and older, and many are all-ages, so confirm which kind you are looking at before you tour.

The second kind is custom building on single lots closer to the Gulf. In Old Naples, Naples Park and the canal neighborhoods, older ranch houses are often torn down and replaced with elevated two-story homes built to current flood rules. Those are one-off projects by custom builders, with very different contracts, timelines and prices from a production home.

Base price, options and lot premiums

The base price on a builder's sign covers a specific plan on a standard lot with standard finishes. The real number comes after the design center and the lot. Upgraded flooring, cabinets, impact windows on some plans, a pool, a lake or preserve lot and an extended lanai can add a large share on top of base. Ask the sales office for the price of a recently sold home of the same plan as it was actually finished, and compare that with resale houses nearby.

On Zillow's numbers, a typical three-bedroom in Naples is about $607,154 and a four-bedroom about $1,040,389. Inland resale areas sit lower: Orangetree is around $485,063 and Golden Gate around $527,934, while Immokalee is about $275,774. A new four-bedroom in eastern Collier can compete well against an older four-bedroom closer to the coast, but less well against an older three-bedroom inland.

Incentives, the builder's lender and your own agent

Builder incentives in this market usually take the form of closing cost help, a rate buydown or design center credit. Most of them require you to finance with the builder's affiliated lender. You can use any lender you like, but you may give up the incentive, so get a written loan estimate from the builder's lender and one from an outside lender and compare the full cost, including rate and fees.

The sales representative in the model works for the builder. Having your own agent costs you nothing extra in most new-home sales, since the builder pays the commission, and it gives you someone to read the contract, push on the lot and option pricing and follow up during construction. Register your agent on your first visit; many builders won't accept one added later.

CDD and HOA fees that show up on the tax bill

Many newer communities in eastern Collier were financed partly with a Community Development District, a special taxing district that paid for roads, water and drainage. The CDD repays its bonds through an annual assessment that appears on your property tax bill, often alongside a separate maintenance assessment. It can add a meaningful amount to the yearly bill for many years.

On top of that come the HOA and, in some communities, club or amenity fees. Ask for the CDD debt balance on your lot, whether it can be paid off early, the current HOA budget and how fees have changed since the community opened. Builders sometimes keep fees low while they control the board, and fees can rise once owners take over.

Contracts, deposits, inspections and warranty

Read the deposit terms first. Ask whether your deposit goes into escrow or can be used by the builder for construction, and get the answer in writing. Builder contracts give the builder wide room on completion dates, so ask what happens if closing slips and whether your rate lock can be extended.

Hire your own inspector twice: once before drywall, when framing, roof attachment, plumbing and wiring are still visible, and again before closing. Then schedule an eleven-month inspection before the first-year warranty ends. Most builders use a 1-2-10 structure: one year for workmanship, two years for systems, ten years for structural defects. Read the exclusions closely, and keep every warranty request in writing with dates and photos.

Insurance and taxes on a new home

A new house built to the current Florida Building Code usually insures for less than a 1980s house, because of the new roof, impact-rated openings and better roof-to-wall connections. Ask the builder for the wind mitigation report and get a quote early. Check the flood zone and finished floor elevation even inland, since parts of eastern Collier are low and wet in the rainy season.

Your first tax bill may be based on the lot only, if the house wasn't finished by January 1. The next year reflects the completed home, so budget for the jump. If it is your permanent residence, file for homestead, which takes up to $51,411 off assessed value in 2026. This isn't legal or tax advice. If you tell me your budget and how far east you are willing to drive, I can line up new communities against comparable resale homes.

Naples: questions and answers

Where are new construction homes in Naples, FL?
