55+ Communities in North Palm Beach
An older village where most 55+ buyers end up in a condo, age-restricted or not
North Palm Beach has few large, master-planned 55+ communities; most buyers over 55 here choose a condo, and some of those buildings are age-restricted under federal law. The typical condo in the village is worth about $432,420 on Zillow's home value index, and Census data shows 34.6% of residents are already 65 or older, so a building doesn't need an age rule to have a mostly retired population.

What "55+" legally means
A community can only exclude younger buyers if it qualifies under the Housing for Older Persons Act. The 55+ version requires at least 80% of occupied units to have at least one resident aged 55 or older, published policies showing the community intends to be housing for older persons, and regular age verification. The other 20% gives the association some flexibility, for example for a surviving spouse under 55, but each community writes its own rules for how it uses that room.
In practice, a building that calls itself "adult" or "senior" in a listing may or may not meet the legal test. Ask for the declaration, the age policy and the most recent age survey. If the community can't produce them, treat it as a regular building with an older population.

The housing 55+ buyers find here
Census data shows 54.5% of the village's homes are in buildings with 10 or more units, only 32.2% are single-family detached, and mobile homes are close to zero (0.1%). The median home was built in 1972. So the options for an older buyer come down to a few types:
- Age-restricted condo buildings. Usually older mid-rise or garden buildings near the water, with a pool, a clubroom and on-site management.
- Unrestricted condos with mostly older owners. The same building types without a legal age rule, which keeps the resale market open to all buyers.
- Single-family houses. Fewer and far more expensive, with a typical value near $971,993, many on canals.
- Active-adult communities nearby. Larger planned 55+ developments with clubhouses exist elsewhere in Palm Beach and Martin counties, for buyers who want newer construction.
Manufactured-home communities, common in other parts of Florida, are close to absent in the village. For a retiree, the choice is usually between the convenience of a condo, where the association handles the roof, the grounds and storm preparation, and the control of a house, where you pick your own roofer and insurer but carry every repair yourself. On a fixed income, the condo's predictable monthly fee can be easier to plan around, as long as the building's reserves are honest.

What a 55+ condo costs here
Zillow's one-bedroom value is about $189,229 and its two-bedroom value about $411,238, and most of those homes are condos. Condo values rose 1.0% over the past year. The lower third of the whole market ends near $308,821, which gives a sense of where smaller condos in older buildings trade.
Compared with nearby cities on the all-homes index, North Palm Beach ($632,607) is a little below Jupiter ($704,524) and Palm Beach Gardens ($696,122), and well above West Palm Beach ($404,711) and Boynton Beach ($404,476). A retiree comparing a two-bedroom condo here with one in Boynton Beach is mostly paying for the location and the water.
Building checks that matter more on a fixed income
Most of the buildings here are past 50 years old, and a large special assessment hits hardest when your income is fixed. Florida now requires milestone inspections for condo buildings of three or more habitable stories and a Structural Integrity Reserve Study every 10 years, and for budgets adopted on or after December 31, 2024, owners can't vote to skip those reserves. Older buildings that underfunded for years have been raising fees or levying assessments to catch up.
- Ask for the milestone inspection and the SIRS, and compare the recommended reserve contribution with what the budget collects.
- Read two years of board minutes for roof, elevator, concrete and insurance discussions.
- List every special assessment that is approved, being paid or proposed.
- Check the elevator if you're on an upper floor, and ask about its age and any planned replacement.
- Get an HO-6 quote with loss assessment coverage during the inspection period.
On a resale, you have 7 days, excluding weekends and legal holidays, after getting the association documents to cancel if something in them worries you.
Homestead, the 3% cap and seasonal owners
About 16.7% of homes in the village are seasonal. If North Palm Beach will be your permanent residence, file for homestead: in 2026 it takes up to $51,411 off the assessed value, and the Save Our Homes cap limits annual assessment increases to 3% or CPI, whichever is lower. Florida also lets local governments offer extra exemptions for some lower-income residents 65 and older; ask the Palm Beach County Property Appraiser what applies to your address.
If you keep your main home in another state or in Canada, the Florida condo gets no homestead and a 10% cap on non-school levies. Canadian buyers should also check the 182-day visitor practice and the IRS substantial presence test with a cross-border tax advisor. This isn't legal or tax advice.
Hurricane season for older buyers
In a condo, the association handles the building's shutters or impact glass, but you are responsible for your unit and belongings. Ask how the building prepares for storms, who secures balconies and common areas, and whether there is a generator for elevators and hallway lights. If you plan to leave for summer, arrange for someone to check the unit after a storm. Tell me what matters most, age-restricted or not, water view, floor level, and I'll put together a shortlist of buildings with healthy reserves.
