55+ Communities in Palm Beach Gardens
Few age-restricted communities, many retiree-heavy ones, and a wide gap between condo and club prices
Palm Beach Gardens is one of the oldest cities in Palm Beach County by age profile: 32.5% of residents are 65 or older and the median age is 51.8, per Census data. Yet most retirees here live in ordinary condos, villas and golf club communities that have no age restriction, so a search for 55+ communities in Palm Beach Gardens usually turns into a choice between true age-restricted housing and all-ages communities full of people your age. Prices start near $315,671 for a typical condo on Zillow's index and climb past $1.9 million inside the private clubs.

What legally counts as 55+ in Florida
An age-restricted community runs under the federal Housing for Older Persons Act. To keep the exemption from family-status rules, at least 80% of occupied units must have at least one resident aged 55 or older, and the association has to publish its age policy and verify ages. The remaining 20% is where the community's own rules matter: some allow a younger spouse or caregiver, some set a minimum age for any other occupant, and some limit how long grandchildren can stay.
In Palm Beach Gardens, many buildings and communities marketed to retirees are not registered as 55+ at all. A golf club with a mostly retired membership is still open to families. If an age restriction matters to you, either way, ask for the recorded declaration and the association's age verification records before you sign.

The types of 55+ and retiree housing you'll find here
- Age-restricted condos and villas. Usually older low-rise or mid-rise buildings, often priced near the condo index. Monthly fees cover the building, grounds and insurance on the structure.
- Active-adult single-family communities. Gated neighborhoods with a clubhouse and a lifestyle director. In Palm Beach County many of the newer ones are further south and west, so inventory inside Palm Beach Gardens is limited.
- Golf and country club communities. Not age-restricted, but heavily retired and seasonal. Membership costs come on top of HOA fees.
- Manufactured homes. Only 1.7% of the city's housing units are mobile homes in Census data, so land-lease 55+ parks, common elsewhere in Florida, are a minor option here. If you see one, confirm whether you would own the lot or pay monthly lot rent, since that changes financing, resale and long-term cost.
The city's housing stock explains the mix: 47.4% single-family detached, 16.9% of units in buildings of 10 or more, and a median year built of 1995.

What retirees pay in Palm Beach Gardens
Most downsizers look at two-bedroom condos or three-bedroom villas and houses. On Zillow's index, a typical two-bedroom in Palm Beach Gardens is about $356,751 and a three-bedroom about $697,545. Condos overall average about $315,671 and were nearly flat last year at 0.8%, while single-family homes rose 4.7% to about $790,250. That gap matters for a retiree's budget: a condo here costs about 40% of a typical house.
Nearby cities give a sense of how much the Gardens address costs. Jupiter is about $704,524 for all homes, close to Palm Beach Gardens at $696,122. Boca Raton, with many established 55+ condo communities, is about $580,267. Boynton Beach at $404,476 and Delray Beach at $345,071 have large age-restricted communities and lower typical values. Royal Palm Beach and Greenacres are lower still.
If you want to stay in the northern part of the county near family, Palm Beach Gardens condos are the entry point. If you want a new active-adult house with a clubhouse at a lower price, the south and west of the county have more of them.
Fees that matter on a fixed income
Retirees often compare purchase prices and miss the monthly costs that keep rising. Ask for each of these in writing:
- Condo or HOA fee and the current budget, with the reserve line. Under Florida's post-2022 condo law, buildings three stories or taller need milestone inspections and a Structural Integrity Reserve Study, and reserves for those items can no longer be waived. Older buildings have raised fees sharply as a result.
- Special assessments approved or under discussion, especially for roofs, concrete repair and elevators.
- Club costs. In golf communities: initiation or capital contribution, annual dues, food minimums and any capital assessment.
- CDD assessments in newer communities, shown on the property tax bill.
- Insurance. For condos, both the master policy cost passed through the fee and your own unit policy.
Resale condo buyers in Florida get seven days, excluding weekends and legal holidays, to cancel after receiving the association documents. Use that window to read the budget and the inspection reports.
Homestead and the 3% cap for retirees
If Palm Beach Gardens becomes your permanent residence, the homestead exemption takes up to $51,411 off assessed value in 2026, and Save Our Homes caps yearly increases in assessed value at 3% or CPI, whichever is lower. Over a long retirement that cap is often worth more than the exemption itself. Your purchase price becomes the new starting assessment, which is why a long-time owner's bill can look misleadingly low. Florida has no state income tax on pensions, Social Security or investment income.
Seasonal residents get no exemption, and the non-school portion of the assessment can rise up to 10% a year. The Census counts 8.8% of the city's homes as seasonal, so many of your neighbors may be part-timers, which affects how busy the community feels in summer. Amendment 3 on the November 3, 2026 ballot proposes changes to homestead and non-homestead taxes; check the result before you budget. This isn't legal or tax advice.
Hurricane and insurance planning for older buyers
For a retiree, the practical risk is the annual cost and the logistics of a storm. Check the FEMA flood zone of the exact address, ask for the roof age and a wind mitigation report on a house or villa, and get insurance quotes during your inspection period. Hurricane deductibles are a percentage of dwelling coverage, often 2% to 10%, and apply once per calendar year. In a condo, ask who handles shutters, generators for elevators and building evacuation. With those answers on paper, I can narrow the list to the buildings and communities that fit your age preference, budget and monthly cost ceiling.
Questions buyers ask
Are there 55+ communities in Palm Beach Gardens?
There are some age-restricted condos and villas, but much of the city's retiree housing is in all-ages condos and golf club communities. Always confirm a community's 55+ status in its recorded documents.
How much does a condo cost in Palm Beach Gardens?
Zillow's typical condo value is about $315,671, nearly flat over the past year. A typical two-bedroom of any type is about $356,751.
Can someone under 55 live in a 55+ community?
Federal law requires at least 80% of occupied units to have one resident 55 or older. The community's own rules decide who can occupy the rest, so read the declaration.
Do retirees pay state income tax in Florida?
No. Florida has no state income tax. Property tax, insurance and association fees are the costs to plan for.
Are golf communities in Palm Beach Gardens age-restricted?
Generally no. Club communities are open to all ages even though many owners are retired. Membership and dues are a separate cost from the home.
