Where Flamingo Park sits and what was built there
The National Register district runs from Park Place in the north to Belvedere Road in the south, and from Florida Avenue on the east to Parker Avenue on the west. Grandview Heights is directly north across Park Place. El Cid and the lagoon are a few blocks east, on the other side of Dixie Highway.
When the district was listed in 2000, 458 buildings were counted as historic. The dominant style is Mission and Spanish Revival, with stucco, flat or tile roofs and arched porches, mixed with frame cottages and bungalows. Lots are city-sized, streets are on a grid, and many homes have a detached garage or cottage at the rear of the lot. The neighborhood sits on higher ground than the waterfront districts, which is part of why it was settled early.
How Flamingo Park compares on price
Five years ago the Flamingo Park index stood near $697,000. It has added roughly $500,000 since. The city as a whole rose 33.4% over those five years; Flamingo Park rose more than twice as fast.
Here is where it sits among the older districts around downtown on Zillow's list:
- El Cid: $3,562,135 (1y 14.1%)
- South Side: $1,396,944 (1y 25.4%)
- Flamingo Park: $1,195,657 (1y 14.0%)
- Old Northwood: $963,553 (1y 14.9%)
- Grandview Heights: $962,895 (1y -2.4%)
- Central Park: $762,515 (1y 9.7%)
So Flamingo Park is the middle of the historic group: well below the waterfront, a step above Grandview Heights and Old Northwood. For context, the citywide single-family typical value is $471,470 and the upper third of the city market starts near $777,649. Almost every house here is an upper-third house.
Sales volume in one neighborhood is thin, so expect the index to lurch. Value a specific house from closed sales of similar size and condition, since a restored house and an original-condition house on the same block can be hundreds of thousands apart.

Restored, half-done, or original: pricing condition
The biggest variable in Flamingo Park is the work already done. I sort listings into three groups before a client tours:
- Fully restored. New roof, impact windows, updated plumbing and electrical, permits closed. You pay the most, and insurance is easiest.
- Partly updated. A new kitchen and baths over original systems. These look finished in photos. Ask for the permit history and check what was left alone.
- Original condition. The lowest price per square foot, but the budget has to include systems, openings and possibly structural repairs. Get contractor estimates during the inspection period.
For any of the three, the inspection should cover the sewer line by camera, the electrical panel and wiring, the roof underlayment, termite history, and moisture around windows and doors. Carriers will usually ask for a 4-point inspection and a wind mitigation report on a house this old.
Historic review before you change the outside
Flamingo Park is a designated historic area, and exterior changes visible from the street usually need design review by the city before permits. Plan for that on additions, second-story work, window and door replacement, roofing material, porches and fences. Interior work generally moves faster.
Buyers sometimes see review as a burden, but it also protects what they are paying for. The streetscape is a large part of the value here, and the rules limit how far a neighbor can change it. A teardown and an oversized new house next door are much less likely in a designated district than on an ordinary city block. That stability is part of why prices in the district have held up through the past year's softer citywide market.
The review process adds time more than it adds cost, but it can rule out some plans. If your purchase depends on adding a second floor or a large rear addition, talk to the city's preservation staff before you go firm on the contract. Also ask whether the rear cottage or garage apartment, if there is one, was permitted, because an unpermitted structure can affect both insurance and resale.
Taxes and insurance on a Flamingo Park house
The property tax bill will be recalculated from your purchase price. With homestead on a primary residence, up to $51,411 comes off the assessed value in 2026, and future assessment increases are capped at 3% or CPI. A seasonal home gets the 10% non-school cap and no exemption. At these prices, the difference between the seller's capped bill and yours can be several thousand dollars a year.
Flood exposure is generally lower here than on the waterfront districts, but check the FEMA zone for the address anyway, and get homeowners and flood quotes before your inspection period ends. Florida has no state income tax, which helps offset a higher property tax line for buyers relocating from income-tax states. This isn't legal or tax advice.
Who Flamingo Park fits
It suits buyers who want a historic house with a yard, a short trip to downtown restaurants and the Brightline station, and who accept that an older home needs an ongoing maintenance budget. It suits people less well if they want a new build with low upkeep, a large lot, or the freedom to redesign the exterior without review. If the numbers here are a stretch, Grandview Heights, Central Park and the Northwood districts are the usual places to compare.
