Living in Northwood, West Palm Beach
One name, six Zillow areas, and a price gap of three times
Zillow's typical home value for the area it labels Northwood is $307,783, flat over the past year at 0.3% and up 31.6% over five years, which puts it below the West Palm Beach typical value of $404,711. Locals use Northwood for a larger cluster north of downtown, though, and Zillow splits that cluster into several neighborhoods priced from about $308,000 to $964,000. Knowing which part a listing sits in is most of the work.

Zillow's Northwood vs the Northwood people talk about
Ask someone in West Palm about Northwood and they will probably mean the whole area north of downtown, including the historic districts and the small business strip around Northwood Road known as Northwood Village. Zillow draws tighter lines. Its list for the city includes six areas carrying the name:
- Old Northwood: $963,553 (1y 14.9%, 5y 85.9%)
- Northwood Shores: $637,541 (1y 29.1%, 5y 101.7%)
- Northwood Harbor: $420,820 (1y 8.0%, 5y 37.1%)
- Northwood Hills Historic District: $355,088 (1y 2.7%, 5y 38.3%)
- Northwood Pines: $347,983 (1y 0.9%, 5y 44.6%)
- Northwood: $307,783 (1y 0.3%, 5y 31.6%)
The page you are reading uses Zillow's Northwood as its main number, since that is what the search engines and many listing sites call it. When you see a listing advertised as Northwood, check which of these six it actually falls in. The price expectations are very different.
Reading the price gap
Old Northwood, the historic district closest to the lagoon, runs about 3.1 times Zillow's Northwood figure. Northwood Shores more than doubled in five years and posted the strongest one-year gain of any neighborhood Zillow tracks in the city. The inland pieces, Northwood Pines, Northwood Hills and Zillow's Northwood, have moved closer to the city average.
The pattern is common in older Florida cities. Proximity to the water and to restored historic blocks drives most of the premium. Two streets inland, the same era of house can sell for a fraction of the price, with more homes still in original or partly updated condition.
For a buyer that creates a real choice. At around $300,000 to $420,000 you can buy into Zillow's Northwood, Northwood Pines, Northwood Hills or Northwood Harbor. Above $600,000 you are shopping in Northwood Shores. Old Northwood is close to a million for a typical home.

What the houses are like
Much of the Northwood area was laid out during the 1920s boom, and the historic districts still have bungalows, Mission and Mediterranean Revival houses and frame cottages from that period, mixed with later infill. Away from the historic cores you find more postwar block homes and small multi-unit buildings.
Citywide, the median home in West Palm Beach was built in 1988, but most of what you will tour in Northwood is older than that. Expect smaller rooms, one-car garages or none, and lots that suit a pool or a garden but not both. Some streets are in locally designated historic districts with design review for exterior changes; others are not, so ask the city about the specific parcel.
Condos and small apartment-style buildings also appear in parts of the area. If you look at one, the same rules apply as anywhere in Florida: request the association budget, the most recent reserve study, any milestone inspection report if the building is three or more stories, and the minutes from recent board meetings. Resale condo buyers have 7 days after receiving the association documents to cancel. Citywide, the Zillow condo index is down 4.3% over the past year, so read those documents carefully and price accordingly.
The inspection points that matter in Northwood
- Age of systems. Original plumbing and wiring are still common in the inland sections. Budget for a sewer camera and an electrician's look at the panel.
- Roof and openings. Insurers will ask for a wind mitigation report and, on older homes, a 4-point inspection. Impact windows or shutters lower the premium.
- Flood zone. Lots close to the lagoon can be in FEMA A or AE zones. Inland lots may not be. Look up each address separately, because zones change street by street here.
- Permit history. Older homes often had additions or converted garages. An open or missing permit can delay closing and cause insurance trouble.
- Neighbors. Walk the block at different times of day. Northwood has seen a lot of renovation, and the condition of surrounding houses still varies widely.
Taxes, homestead and the budget around the price
At a typical Northwood price near $307,783, the purchase is within reach of buyers priced out of the south-end historic districts. The tax bill will reset to your purchase price, so do not plan around the seller's bill. With homestead on your primary home, the 2026 exemption takes up to $51,411 off the assessed value, and later increases are capped at 3% or CPI.
Insurance can be a large share of monthly cost on an older home at this price. Get a quote during the inspection period and compare a home with an updated roof and openings against one without. The difference can change which house is actually cheaper to own.
Is Northwood a good place to live
For buyers who want an older home close to downtown West Palm, near the water, at a price below the city's south-end districts, the Northwood area deserves a serious look. The trade-offs are uneven blocks, older systems, and the need to pin down exactly which Zillow area and which historic rules apply. If you share your budget, I can sort current listings by sub-area so you compare like with like.
