New Construction Homes in Riverview
Master-planned subdivisions, CDD bills and a large supply of nearly new resales
Riverview is one of the Tampa Bay suburbs where new subdivisions are still opening, and new homes there compete with a resale market where the typical single-family house is valued at $366,343 on Zillow's home value index. Because the median Riverview home was built in 2006 according to Census data, many resales are only a few years old, so a new build has to justify its price against houses that already have new-ish roofs and grass that has grown in.

Why Riverview has so much new construction
Riverview sits in southern Hillsborough County along I-75 and US 301, with direct access north toward Brandon and downtown Tampa. Large tracts of former farmland and open land were rezoned for master-planned subdivisions over the past two decades, and building continues. Census data shows 74.2% of homes are detached single-family and only 6.9% sit in buildings of 10 or more units. The median age of residents is 35.6, among the younger profiles in the Tampa area, which matches a market built around three- and four-bedroom family homes.
What that means for you: plenty of choice, plenty of builder competition, and an equally large pool of homes built in the 2010s and 2020s that sellers are now trying to move.

The CDD line on a Riverview tax bill
Many Riverview subdivisions were financed through a Community Development District. A CDD issues bonds to pay for roads, ponds, utilities and amenities, and homeowners repay those bonds through a yearly assessment that appears on the property tax bill as a non-ad valorem charge. The bill usually has two parts: debt service on the bonds and operations and maintenance. The debt portion ends when the bonds are paid off, often after 20 to 30 years, and some districts allow an early payoff.
Ask for the exact annual CDD amount for the specific lot, not the community average, plus the HOA dues on top. Two Riverview houses with the same price can differ by a few thousand dollars a year in total carrying cost because of this. A lender counts both in your debt ratio.

New versus five-year-old resale in Riverview
Zillow values a three-bedroom Riverview home around $320,945 and a four-bedroom around $394,649. The upper third of the market begins near $470,704 and the lower third tops out near $284,790. Resale values fell 2.4% over the past year, and the five-year gain for all homes is 12.5%.
A 2018 house in the same subdivision as a new build often has the same floor plan family, the same CDD and a roof with plenty of life left. It may also come with blinds, fencing, gutters and landscaping that a new build charges extra for. On the other side, the new build gives you a full builder warranty, your choice of finishes and possibly a rate buydown. I usually show clients both in the same community so the comparison is direct, and the difference often comes down to incentives versus included extras.
Builder incentives and preferred lenders in Riverview
With several builders selling within a short drive of each other, Riverview incentives can be generous, especially on homes already framed or finished. Common offers are closing cost credits, a below-market rate through the builder's affiliated lender, or included appliances and upgrades. You can use any lender, but most incentives require the builder's. Get a loan estimate from both and compare the total cost over the years you expect to keep the loan, including points and lender fees.
Ask whether the incentive is tied to a closing deadline. Many are, and a missed date can cancel the credit.
Base price, options and lot premiums
The advertised base price in a Riverview model center rarely matches what buyers sign. Expect separate charges for:
- Lot premiums for pond, preserve or corner lots.
- Structural options such as an extra bedroom, a covered lanai or a third garage bay.
- Design center selections: flooring, cabinets, countertops, lighting.
- Items buyers assume are included, such as window coverings, fencing or a refrigerator.
Write down a ceiling before your design center appointment. Options are priced into the loan, so they also raise your down payment and closing costs.
Contract, deposit, warranty and inspections
Production builder contracts are written to protect the builder. Read the clauses on deposit refunds, completion dates and what happens if you cannot close. Many Florida builders hold deposits in escrow; confirm in writing. Most offer a 1-2-10 warranty structure covering workmanship for one year, systems for two and structure for ten.
Order your own inspection before drywall and again before closing. Riverview builds move fast, and a pre-drywall inspection is the only time you can see framing connections, window flashing and plumbing runs. Your own agent, paid by the builder in most cases, can register you at the first visit and help with these steps.
Taxes, insurance and nearby prices
If the house is completed after January 1, the first tax bill may be based mostly on the lot; the next year jumps to the full value. For a permanent residence, homestead gives up to $51,411 off assessed value in 2026. New code-built homes usually insure for less than older ones, but check the FEMA flood zone for any lot near the Alafia River or low ground. Against nearby areas, Riverview's typical all-homes value of $363,056 sits close to Brandon at $353,216 and Tampa at $375,619, and below Valrico at $413,453 and Lutz at $486,345.
Quick answers
Do most new homes in Riverview have CDD fees?
Many do. Ask for the exact yearly CDD assessment for the lot you are considering, along with HOA dues. The CDD appears on your property tax bill.
Is it better to buy new or resale in Riverview?
Compare both inside the same subdivision. Resales built in the last ten years often include extras a new build charges for, while a new build offers a full warranty and possibly lender incentives.
Do I have to use the builder's lender in Riverview?
No. You can use any lender, but builder incentives such as closing cost credits or rate buydowns usually require their preferred lender. Compare full loan estimates.
Are Riverview home prices going down?
Zillow's index shows Riverview all-homes values down 2.4% over the past year and up 12.5% over five years. That describes the past, not a prediction.
