What kind of place Sun City Center is
Sun City Center was founded in the early 1960s as a planned retirement community and has grown into an unincorporated town of about 33,548 people, according to Census data. The median age is 69.1. Most of the community is age-restricted under federal 55+ rules, and that shapes everything from the housing designs to the street traffic.
The town sits in southern Hillsborough County. I-75 runs along its northwest edge with an exit at Sun City Center Boulevard (State Road 674), US 301 runs along the east side, and the Little Manatee River forms the southern edge. Tampa is about 24 miles north and Bradenton about 21 miles south. Golf carts are legal on many streets during daylight hours, and most shopping centers have golf cart parking. Many residents run errands without starting a car.
The community has its own hospital and several nursing and assisted-living facilities. Clubs, golf courses, pools and activity centers are a big part of daily life, and most of them are funded through association dues.

Home prices and how they moved
The typical single-family home is about $306,268, down 3.9% over the past year. Condos are much cheaper at about $182,939, down 12.5%. Across all homes, values are down 5.4% for the year and up only 6.1% over five years. Tampa gained 20.4% over the same five years.
For a buyer, that slow five-year trend has two sides. Your money goes further than almost anywhere else in the county, and sellers have less leverage than they did. On the other hand, a home here has not been a strong appreciating asset recently, so buy for the lifestyle and the monthly cost rather than for a gain on resale.
By size, Zillow shows two-bedroom homes around $215,197 and three-bedroom homes around $306,405. The jump from two to three bedrooms is about $91,000, much bigger than in nearby family towns. That gap reflects the stock: many two-bedroom units are condos and attached villas, while three-bedroom homes are mostly detached houses.

The housing mix: houses, villas, duplexes and condos
Census data shows 56.2% of homes are single-family detached. The rest is mostly attached housing: duplexes, villas, townhouses and condo buildings, with 8.6% of units in buildings of ten or more. Mobile homes are rare at 0.6%. The median year built is 1997, but that average hides a wide range. Some sections date from the 1960s and 1970s, while newer subdivisions went up in the 2000s.
Kings Point is a gated 55+ community within Sun City Center with condos and villas, its own clubhouses and golf courses. Other sections are deed-restricted neighborhoods of detached houses tied to the main community association. The rules, fees and amenities differ between them, so treat each section as its own decision.
Single-story living is the norm, which matters if you plan to stay into your eighties. Look for wide doorways, walk-in showers and a garage with room for a golf cart.
Pros and cons for someone moving here
- Pro: lower prices. About $269,061 for a typical home, against $375,619 in Tampa and $363,056 in Riverview.
- Pro: built for retirees. One-story homes, golf cart streets, a local hospital and a long calendar of clubs and activities.
- Pro: interstate access. I-75 is right at the edge of town for trips to Tampa, Bradenton and the airport.
- Con: age rules. Younger family members may not be able to live with you full time, and guest stays can be limited.
- Con: weak price trend. Down 5.4% in a year and up only 6.1% in five.
- Con: layered fees. Condo or HOA dues, community association dues and sometimes amenity fees all add up.
- Con: distance. Beaches, major arts venues and Tampa's specialists are a drive away.
Taxes, insurance and storms
Florida has no state income tax, which matters for anyone drawing pension, IRA or Social Security income. If Sun City Center becomes your permanent residence, file for homestead. It removes up to $51,411 from the assessed value in 2026 and caps yearly increases in that assessment at 3% or inflation. If you keep a home in another state and come down for part of the year, you won't qualify, and the tax bill will be noticeably higher. Only 5.1% of homes here are seasonal, so most owners are full-time residents with homestead.
Sun City Center is inland from Tampa Bay, but low ground near ponds, creeks and the Little Manatee River can still sit in a flood zone. Check the FEMA zone for each address. On older houses, insurers often want a 4-point inspection and a wind mitigation report, and roof age can decide whether you get a quote at all. Ask for those documents early.
What newcomers get wrong
The first mistake is assuming every address with a Sun City Center mailing label follows the same rules. Kings Point, the deed-restricted neighborhoods and nearby non-restricted subdivisions all differ on age verification, dues and amenities. Ask for the documents that apply to the specific home.
The second is budgeting from the seller's tax bill. Many sellers have owned for years with homestead and a capped assessment. After you buy, the assessment resets to market value, so your bill will likely be higher.
The third is skipping a visit in summer. Winter in Sun City Center is busy and social. July and August are hot and quieter. Spend time here in both seasons if you can before you commit, and once you know which section fits, a shortlist of homes there is the sensible next step.
Common questions
Is Sun City Center a good place to live?
For retirees who want a structured, social 55+ community at lower prices, yes. The typical home is about $269,061 and 58.4% of residents are 65 or older. It is not a fit for families with school-age children.
Can people under 55 live in Sun City Center?
Most of the community is age-restricted. Federal rules allow up to 20% of occupied units without a resident 55 or older, and each association sets its own rules for younger spouses, caregivers and guests. Check the rules for the specific section before you buy.
How far is Sun City Center from Tampa?
About 24 miles south of Tampa, with I-75 along the northwest edge of town. Bradenton is about 21 miles south.
Can you drive a golf cart in Sun City Center?
Yes. Golf carts are legal on many streets during daylight hours, and most shopping areas have golf cart parking.
Why are home prices falling in Sun City Center?
Zillow shows all homes down 5.4% over the year and condos down 12.5%. Higher insurance and condo association costs have weighed on older condo prices across Florida. The data shows the decline; it doesn't predict where prices go next.
