Moving to Brandon, FL
A year-round suburb east of Tampa, priced a little under the city
Brandon is a reasonable place to live if you want Tampa-area jobs and services at slightly lower prices: the typical home is worth about $353,216 on Zillow's home value index, against about $375,619 for Tampa. Values rose 21.3% over five years and have been flat for the past twelve months, so buyers arriving now are not chasing a rising market.

What $353,000 buys in Brandon right now
The all-homes figure hides a wide spread. Zillow puts the lower third of Brandon homes around $272,262 and the upper third starting near $457,868. A two-bedroom averages about $210,401 and a four-bedroom about $417,084. In practice that means a newcomer with a $350,000 budget is shopping three-bedroom detached houses, mostly built in the 1980s and 1990s, and a newcomer with $450,000 or more is shopping newer four-bedroom homes or larger lots.
Condos are the cheapest entry. The typical Brandon condo is about $141,179, but that value fell 8.7% in a year while houses barely moved. If you are relocating and plan to own for a long time, I'd treat a condo here as a deliberate choice with its own homework, and not as a default starter step.

A suburb with more apartments than people expect
Census data shows 54.1% of Brandon's housing is single-family detached, and 23.5% of units sit in buildings with ten or more units. That second number is high for a suburb. Brandon has a lot of apartment complexes and condo communities along its main roads, alongside the subdivisions. Mobile homes are only 1.1% of the stock, much lower than in parts of the county further south and east.
The median home was built in 1993. That tells you most houses on the market are on their second or third roof, and many still have original plumbing, windows or electrical panels. Budget for an inspection that looks hard at those systems, and expect insurers to ask about them before they quote.

Who your neighbors will be
Brandon has about 119,767 residents and a median age of 37.3. Only 14.4% are 65 or older, and just 0.6% of homes are seasonal. This is a working-age, full-time community with school-age kids and commuters. Streets do not empty out in summer the way coastal towns do, and the housing market does not swing with snowbird season.
Brandon is also not a city. It is an unincorporated part of Hillsborough County, so the county handles permits, zoning and code enforcement, and many services come from the county as well. Newcomers sometimes search for a Brandon city hall and find there isn't one.
Getting around: I-75, the Selmon and SR 60
Brandon sits just east of I-75, with I-4 along its northern side and State Road 60 (Brandon Boulevard) as the main east-west road. The Selmon Expressway, a toll road, runs from Brandon toward downtown Tampa and is the fastest route for many commuters. Tampa International Airport is on the far side of Tampa, so plan on crossing the city to fly out. The Gulf beaches in Pinellas County are a day trip, usually an hour or more each way depending on traffic.
For daily errands and medical care Brandon is self-contained. HCA Florida Brandon Hospital is in the community, and shopping is concentrated along SR 60 near I-75. Traffic on SR 60 and the I-75 interchanges is the most common complaint I hear about daily life here.
The first-year budget for a 1990s Brandon house
When I run the numbers for a buyer moving into an older Brandon house, I separate the purchase price from the first-year spend. A roof near the end of its life can block an insurance policy or push the buyer toward Citizens, the state-backed insurer of last resort. An air conditioner past fifteen years is living on borrowed time in a climate where it runs most of the year. Water heaters, polybutylene or galvanized plumbing and some older electrical panels can all show up on a four-point inspection and change the premium.
None of this makes an older house a bad buy. It means the right comparison is a 1993 house plus the money to bring it current, against a newer house in Riverview or Valrico at a higher price. Get quotes for the big items before your inspection period ends, so you negotiate with real numbers.
Taxes, insurance and storms for first-time Floridians
Florida has no state income tax, which is a real gain for many people moving from the Northeast or Midwest. Property tax works differently than most newcomers expect. If Brandon is your permanent home, the homestead exemption takes up to $51,411 off your assessed value in 2026 and the Save Our Homes cap limits yearly assessment increases to 3% or CPI. Your first bill, though, is based on market value after the sale, so the seller's low tax bill is not your tax bill.
Brandon is inland, but Hillsborough County still gets tropical storms and heavy summer rain. Look up the FEMA flood zone for the exact address, get an insurance quote during your inspection period, and ask for the roof age and any wind mitigation report. Lenders require flood insurance only in high-risk zones, but low spots near creeks and retention ponds can flood outside them.
Brandon pros, cons and common mistakes
On the plus side: prices slightly under Tampa, a large stock of three- and four-bedroom houses, a hospital and shopping close by, and direct highway access. On the minus side: heavy traffic on the main roads, an older housing stock that needs maintenance money, and a condo segment that has been losing value.
The mistakes I see newcomers make are predictable. They budget from the seller's tax bill. They skip the four-point inspection on a 30-year-old house and get surprised by the insurance quote. And they compare Brandon only with Tampa, when Riverview at about $363,056, Valrico at about $413,453 and Seffner at about $351,494 are all within a short drive and may fit better. Once you know your budget and your commute, a shortlist across those areas is the fastest way to narrow it down.
