Moving to Valrico, FL

A suburb of single-family subdivisions east of Brandon, with no city hall of its own

Valrico's typical home value is $413,453 on Zillow's index, about $60,000 above neighboring Brandon and $38,000 above Tampa, after a 1.5% dip over the past year. It is a good place to live if you want a single-family house in a suburban setting east of Tampa and can live with a car-dependent commute, but newcomers should understand early that it is an unincorporated area of Hillsborough County and that its housing ranges from planned subdivisions to a large stock of mobile homes.

What Valrico is, and what it is not

Valrico is a Census-designated place in eastern Hillsborough County, with 40,239 residents. It is not an incorporated city. There is no Valrico mayor or city council; Hillsborough County handles zoning, roads, permits and most services. For buyers, that means county rules apply, and the address on a listing tells you little about which subdivision rules or HOA cover the property.

It sits east of Brandon and west of Plant City, with State Road 60 running east-west through the area. Lithia and the FishHawk area lie to the south. Interstate 4 is to the north and I-75 to the west, both reached through Brandon. Downtown Tampa is a drive west, and how long it takes depends heavily on the time of day.

Housing stock: subdivisions, acreage and mobile homes

Census data shows how different Valrico's housing is from Tampa's. Single-family detached houses make up 79.3% of units. Buildings with ten or more units are just 2.4%. The median home was built in 1996, younger than Tampa (1985) or Temple Terrace (1982).

The figure many newcomers miss is 14.4%: the share of homes that are mobile or manufactured homes. That is a large share for a suburb at this price level. Some sit on their own land, often on larger lots, and others are in parks. A manufactured home on owned land is a very different purchase from a site-built house in terms of financing, insurance and resale. Confirm which you are looking at before you get attached to the price.

The rest of the stock is largely 1990s and 2000s subdivisions, many with HOAs, along with some older ranch houses and rural-feeling properties on acreage.

Prices and how they moved

Single-family houses have a typical value of $414,812, almost the same as the area's overall number because houses dominate. Condos are scarce and run about $200,614. Over five years the index rose 17.6%, a bit less than Tampa's 20.4%. Over the past year it fell 1.5%.

Valrico costs more than most of its eastern neighbors. Brandon is $353,216, Seffner $351,494, Plant City $337,742 and Riverview $363,056. It is cheaper than Lutz ($486,345) and Odessa ($684,962) on the north side of the county. The premium over Brandon reflects newer subdivisions and more space; whether it is worth paying depends on the specific neighborhood.

The local market's lower third tops out around $318,593 and the upper third starts near $554,646, a narrower spread than Tampa's.

Who lives in Valrico

Valrico's median age is 44.5, older than Tampa's 35.9, and 18.6% of residents are 65 or older. Seasonal homes are only 1.1% of the housing, so nearly everyone lives here year-round. It is a mix of families in the subdivisions and longer-term residents, including retirees, in older homes and manufactured housing.

Daily life is suburban and car-based. Shopping and services cluster along SR 60 and toward Brandon. There is little walkable town center, and public transit options are limited compared with the city.

Insurance, flood and hurricanes inland

Being inland keeps Valrico away from coastal storm surge, which helps on insurance compared with bayfront Tampa. It does not make it risk-free. Hurricanes still bring wind damage and heavy rain, and low areas near creeks, ponds and wetlands can flood. Check the FEMA zone for the exact address and get a flood quote anyway; policies outside high-risk zones are usually inexpensive.

Manufactured homes are harder to insure than site-built houses, and premiums depend heavily on the year built and how the home is tied down. Homes built to HUD standards after the 1994 wind-zone rules are generally easier to cover. For any house, a wind mitigation report and a roof less than about 15 years old make a real difference to the premium.

Taxes, HOAs and CDDs

Florida has no state income tax, which is one of the main reasons people relocate. Property tax is where you pay instead. In unincorporated Valrico there is no city levy, but subdivision costs can be significant. Many newer communities have an HOA, and some are in a Community Development District whose assessment shows up on the property tax bill.

When you buy, the assessed value resets to market. If you live in the home full time, file for homestead: up to $51,411 off assessed value in 2026, with later increases capped at 3% or CPI. Run your tax estimate on the purchase price plus any CDD amount before comparing houses.

Pros and cons for someone moving here

Pros: mostly single-family housing with yards, newer stock than Tampa on average, a year-round community, inland location away from surge, and access east and west along SR 60.

Cons: higher prices than Brandon or Plant City, a long drive into Tampa at rush hour, few walkable areas, and a housing mix that includes many manufactured homes, which affects financing and insurance if you buy one. A shortlist that separates site-built houses from manufactured homes and notes HOA and CDD costs makes Valrico much easier to compare with its neighbors.
