New Construction Homes in Brandon
Brandon is mostly built out, so new homes come in two forms
Brandon itself has little open land left, so most new construction with a Brandon search tag is either infill and townhomes inside the community or new subdivisions just outside it in Riverview, Valrico, Wimauma and Plant City. For comparison, Zillow's home value index puts a resale Brandon three-bedroom at $336,267 and a four-bedroom at $417,084.

Why Brandon has more resales than new builds
Brandon is a large unincorporated community in Hillsborough County with about 119,767 residents. Its median home was built in 1993, and 54.1% of homes are single-family detached, according to Census data, with 23.5% in buildings of 10 or more units. Most of the land between I-75 and the eastern suburbs filled in decades ago. New construction inside Brandon tends to be small: a handful of homes on a leftover parcel, a townhome community near a main road, or a teardown rebuilt on an older lot.
That has a practical upside. Infill homes sit close to established shopping, medical offices and the Selmon Expressway and I-75, so the commute into Tampa is usually shorter than from the newer subdivisions to the south and east.

Brandon resale prices as your benchmark
Brandon's all-homes value is $353,216, down 0.4% over the year and up 21.3% over five years. Single-family homes average $357,331. The lower third of the market starts around $272,262 and the upper third near $457,868, a fairly narrow band that reflects how similar much of the housing stock is. Condos average $141,179 and fell 8.7% last year, a much sharper drop than houses.
When pricing a new home, compare it against a resale of similar size, age and lot. A new four-bedroom will usually list above the $417,084 resale average. The question is whether the newer roof, lower insurance, warranty and current floor plan are worth the gap to you, given that a 1990s resale may also need roof, HVAC or water heater replacement within a few years.

New subdivisions just outside Brandon
Many buyers who start with Brandon end up touring new communities a short drive away. Typical all-homes values there give a sense of the range:
- Riverview: $363,056, with large amounts of newer construction to the south.
- Valrico: $413,453, east of Brandon with larger lots in places.
- Wimauma: $344,049, further south, with newer master-planned communities.
- Plant City: $337,742, to the east along I-4.
- Seffner: $351,494, to the north.
Moving out to these areas usually buys a newer home for the money, but with a longer drive and, often, a CDD assessment that Brandon's older neighborhoods don't carry.
Buying a Brandon infill or townhome build
Small infill projects work differently from large subdivisions. A local builder putting up a few homes on one parcel may not have a design center, a preferred lender or a standard incentive package. Prices are more negotiable in some ways and less in others, and the warranty may be the builder's own rather than a third-party plan. Ask for the builder's license number, the permits for the project and the names of recent buyers you can talk to.
New townhome communities in Brandon usually come with an HOA that covers roofs, exterior paint and common areas. Ask how the association plans to fund the first roof replacement and what share of the budget goes to reserves. A low starting fee often reflects a builder subsidy that ends when owners take over.
A teardown rebuild on an older Brandon lot gives you a new house on an established street with mature trees, but check the lot's drainage and elevation compared with the neighbors, since a new home built higher can change how water moves on surrounding lots.
CDDs, HOAs and the real monthly cost
Newer Hillsborough subdivisions often use a Community Development District to finance roads, drainage and amenities. The CDD is billed on your property tax bill and may include bond debt that lasts for decades. The HOA is separate and covers common areas and amenities. Older Brandon neighborhoods frequently have small HOAs or none.
To compare a new home in Wimauma with an older one in Brandon, add up the full monthly cost: principal and interest, property tax after homestead, CDD, HOA, insurance and an allowance for repairs on the older home. If you'll live in the home full-time, homestead takes up to $51,411 off assessed value in 2026, and Save Our Homes then limits yearly assessment increases.
Builder incentives and the preferred lender
Builders around Brandon commonly offer closing-cost help, rate buydowns or upgrades. Those offers are usually conditioned on using the builder's affiliated lender and title company. You can work with any lender; the decision is whether the incentive outweighs the rate and fees you'd get elsewhere. Ask for a Loan Estimate from both and compare the total cost over the years you'll realistically keep the loan.
Quick-move-in homes often get the best incentives, since the builder already paid to finish them. To-be-built homes give you more choices but take longer, and the deposit usually increases as you add options.
Inspections, warranty and your own agent
Hire your own inspector for a pre-drywall visit and again before closing. A county inspection checks code minimums, not workmanship. Most new homes come with a 1-2-10 warranty: one year for workmanship, two for systems such as plumbing, electrical and HVAC, and ten for structural defects. Ask whether the builder or a third party administers it.
New homes generally insure for less than older Brandon homes, since they meet current wind code. Inland doesn't mean flood-free, though; check the FEMA zone for the lot, especially near creeks and retention ponds.
The builder's salesperson works for the builder. Your own agent is usually paid by the builder, but most builders require you to register the agent on your first visit. An agent who also follows Brandon resales can tell you when a new-build price is out of line with what similar homes have sold for.
