Buying a Condo in Brandon
An entry-level condo market east of Tampa, priced at well under half of a Brandon house.
A typical condo in Brandon is worth about $141,179 on Zillow's home value index, down 8.7% over the past year, while a typical single-family house sits near $357,331. That puts a condo at roughly 40% of the cost of a house in the same suburb, which is why Brandon draws first-time buyers who work in Tampa and want to own something now rather than wait.

What $120,000 and $210,000 buy in Brandon
Zillow's bedroom figures split the Brandon condo market cleanly. A one-bedroom runs about $120,181 and a two-bedroom about $210,401, a jump of roughly $90,220. A three-bedroom of any type averages $336,267, which is already house money.
The one-bedroom band is mostly garden-style complexes, two or three stories, built in the 1980s and 1990s. Census data puts the median year built for all Brandon housing at 1993, and 23.5% of units sit in buildings with ten or more units. The two-bedroom band includes newer complexes and condo-titled townhouses, where you may get a garage and a small patio but still share a roof and a master insurance policy with your neighbors.
Before you set a budget, decide which of those two products you want. A two-bedroom townhouse-style condo and a one-bedroom flat in a 1989 complex are priced, insured and resold very differently.

Why condo values fell while houses held
Over the same year that condos dropped 8.7%, Brandon single-family values slipped only 0.4%. Over five years, the all-homes index is still up 21.3%. The split is a statewide pattern: buyers have grown wary of condo fees, reserve requirements and insurance costs, and older complexes feel it first.
For a buyer, that weakness can be useful. Sellers in older complexes are often more flexible on price and closing costs. The catch is that a lower price sometimes reflects a real problem in the building, so the discount only helps if the association's finances check out.

Reading the association budget in a 1990s complex
Most Brandon condos are low-rise, so many buildings fall under the three-story threshold for Florida's milestone inspection. Buildings with three or more habitable stories need that inspection by December 31 of the year they turn 30 (25 if the local building official requires it), plus a Structural Integrity Reserve Study every ten years. For budgets adopted on or after December 31, 2024, owners in those buildings can no longer vote to skip or cut the required reserves.
Even in two-story complexes, the big bills are the same ones a house owner pays, only shared:
- Roof replacement across every building in the complex.
- Parking lot resurfacing and drainage.
- Exterior paint, stairs and balconies.
- Pool, fencing and clubhouse repairs.
Ask for the current budget, the reserve schedule and the last two years of board minutes. If the minutes mention a roof project and the reserve line is thin, expect a special assessment.
Getting a loan on a Brandon condo
Many Brandon buyers use FHA or low-down-payment conventional loans, and both depend on the building. FHA requires the project itself to be approved, and approval looks at things like owner-occupancy, delinquent dues and insurance. Conventional lenders run a condo questionnaire and can decline a project with low reserves, pending litigation or too many owners behind on fees.
Ask your lender to review the building early in the inspection period, before you spend money on an appraisal. On a condo at the typical $141,179 with 20% down, Florida's note stamps and intangible tax come to about $621 combined; with 10% down it is about $699. Title, lender and association estoppel fees come on top.
Insurance, flood zones and the 7-day review
The association insures the structure under a master policy. You insure the interior, your belongings and your liability with an HO-6 policy. Add loss assessment coverage, which helps if the association passes a storm deductible or uninsured loss to owners. Hurricane deductibles on master policies are a percentage of the insured value, typically 2%, 5% or 10%, and apply once per calendar year.
Brandon is inland, but some complexes sit near creeks, retention ponds and low ground, so check the FEMA flood zone for the specific building. In an A zone, your lender will require flood coverage.
Once you receive the association documents on a resale unit, you have 7 days (not counting weekends and legal holidays) to cancel. Use that week for the budget, reserves, minutes, rules and insurance declarations.
House rules that affect daily life and resale
Brandon buyers are younger than in most Florida condo markets. Census puts the median age at 37.3 and only 0.6% of homes are seasonal, so most owners live here full time. That makes the rules more practical than they look on paper. Read the pet section for weight and breed limits, the parking section for how many cars you can keep and whether a work truck is allowed, and the section on leasing and sales approval. A complex that requires board approval of every buyer adds a few weeks to your closing and, later, to your sale. A complex with strict pet limits shrinks your future buyer pool.
How Brandon compares with nearby suburbs
On Zillow's all-homes index, Brandon at $353,216 sits below Tampa ($375,619), Riverview ($363,056) and Valrico ($413,453), and above Temple Terrace ($323,921). For a condo buyer, the point is that Brandon has more condo inventory than most of its neighbors, so you have more buildings to compare and more room to walk away from a weak one.
If you live in the condo as your permanent residence, you can file for Florida's homestead exemption, worth up to $51,411 off assessed value in 2026, and Save Our Homes then caps yearly increases in your assessment. If you want a shortlist that filters out complexes with thin reserves or open assessments, that is the first thing I build for a Brandon buyer.
Questions buyers ask
How much is a condo in Brandon, FL?
Zillow puts the typical Brandon condo at about $141,179. One-bedrooms average near $120,181 and two-bedrooms near $210,401.
Is Brandon a good place to buy a condo?
It suits buyers who want to own for much less than a house costs in the same area. A condo runs about 40% of a typical Brandon house. The building's reserves and insurance matter more than the city.
Why are Brandon condo prices dropping?
Condo values fell 8.7% in a year on Zillow, while houses were nearly flat. Higher fees, reserve rules and insurance costs weigh on older complexes across Florida. I don't predict where prices go next.
Can I use an FHA loan for a condo in Brandon?
Only if the complex is FHA-approved or qualifies for a single-unit approval. Ask your lender to check the project before you order an appraisal.
