55+ Communities in Cape Canaveral
Two real paths for older buyers on the north end of the island: a condo or a manufactured home
Cape Canaveral has a small number of age-restricted options, but the town itself skews older: 35.9% of residents are 65 or over and the median age is 60.1. For a 55+ buyer the choice usually comes down to a condo, where Zillow's typical value is $289,914, or a manufactured home, which makes up 7.3% of the housing and is the lowest-cost way to live near this beach.

What counts as a 55+ community here
A community can legally limit residents by age under the federal Housing for Older Persons Act if at least 80% of its occupied units have at least one resident aged 55 or older, it publishes policies showing that intent, and it verifies ages. Along the Space Coast, some condo associations and manufactured-home communities operate this way. Many more have no age rule at all but are filled mostly with retirees anyway.
When a listing says 55+, ask the association or park manager three things: whether it is registered and run as housing for older persons, how it verifies ages, and whether younger family members can stay with you and for how long. The answers affect who can live with you and who can buy from you later.
Manufactured homes: land lease or owned lot
Census counts 7.3% of Cape Canaveral's housing units as mobile or manufactured homes. That share is unusual on a barrier island, and it gives older buyers an option that neighboring Cocoa Beach, with no mobile homes in Census data, does not have.
- Land-lease community: you buy the home and rent the lot. The purchase price is low, but the monthly lot fee can rise each year. Ask for the fee history, the prospectus and the rules on increases.
- Owned lot: you own both the home and the land, often in a resident-owned or cooperative community. Prices run higher, the fees are usually more stable, and you build equity in the land.
Financing for manufactured homes is narrower than for condos, especially on leased land, and some buyers pay cash. Insurance depends heavily on the year the home was built. Homes built after 1994 were built to a stronger federal wind standard, and the tie-down system, roof and windows all matter to the carrier. Get a quote before you sign.

Condos: the main 55+ choice
Most older buyers here live in condos. Zillow values a one-bedroom at about $156,136 and a two-bedroom at about $293,460. That makes a one-bedroom here a low-cost way to own near the ocean in Brevard County. Condo values slipped 0.6% over the past year, so there is room to negotiate on units that need updating.
Census puts the median home at 1985 construction, and 48.0% of units are in buildings with ten or more units. For a building of three or more stories that age, read the milestone inspection report and the Structural Integrity Reserve Study, and look at the reserve balance against the projects ahead. For budgets adopted on or after December 31, 2024, owners can no longer vote to waive or cut those reserves, so monthly fees in underfunded buildings have been rising. A fixed-income buyer should know the next two years of fees before closing.
For daily living, ask about elevators, covered parking, ground-floor or elevator access to the pool, and how the building handles hurricane shutters for owners who are away.
Monthly costs on a fixed income
The purchase price is only the start. Add these to your monthly budget before you pick between a condo and a manufactured home:
- Condo association fees, including the reserve share, and any special assessment schedule.
- Lot rent in a land-lease community, with the history of increases.
- An HO-6 policy for a condo, or a full policy for a manufactured home, plus flood insurance if the address is in a high-risk FEMA zone.
- Property tax after the sale, since the assessment resets to market value.
If you make the home your permanent residence, homestead takes up to $51,411 off assessed value in 2026 and Save Our Homes caps later increases at 3% or CPI. Florida has no state income tax on pensions, Social Security or retirement withdrawals.
Seasonal owners and Canadian buyers
About 23.0% of homes in Cape Canaveral are seasonal. Many are owned by northern and Canadian buyers who spend the winter here. A seasonal owner gets no homestead exemption and a 10% cap on non-school levies, so the tax bill is higher than a full-time neighbor's on the same unit.
Canadians generally can stay up to about six months a year as visitors, and the IRS substantial presence test can apply to longer stays; Form 8840 is how many snowbirds claim a closer connection to Canada. Confirm your own situation with a cross-border tax advisor and check how your provincial health plan treats time away. This isn't legal or tax advice.
Cape Canaveral against nearby Brevard towns
On Zillow's all-homes index, Cape Canaveral at $317,871 is the least expensive beachside town on this stretch of the island. Cocoa Beach runs $456,162 and Satellite Beach $515,720. Across the rivers, Cocoa is $297,053, Titusville $271,676 and Palm Bay $303,347, and those mainland cities have more manufactured-home communities and more single-family 55+ neighborhoods with clubhouses.
Buyers who want a formal active-adult community with a full activity calendar often end up on the mainland. Buyers who care most about walking to the beach usually stay on the island and accept a condo. Seeing both on one shortlist makes the trade-off concrete.
Common questions
Are there 55 and over communities in Cape Canaveral, FL?
Formal age-restricted options are limited, so ask each condo association or manufactured-home community directly. Many buildings with no age rule are mostly retirees. Ask whether a community meets the federal 80% test and verifies ages.
What is the cheapest way for a retiree to live in Cape Canaveral?
A manufactured home, especially on leased land, usually has the lowest price. Factor in lot rent increases, insurance and financing limits before choosing it over a one-bedroom condo, which Zillow values near $156,136.
Do Cape Canaveral condos have special assessments?
Some do. Many buildings date from the 1970s and 1980s and must fund structural reserves under Florida law. Ask for the milestone report, the reserve study and the board minutes.
Can a Canadian snowbird buy in a Cape Canaveral 55+ community?
Yes. No residency is needed to buy. A seasonal owner does not get homestead and should check visitor stay limits and U.S. tax filing rules with a cross-border advisor.
