55+ Communities in Indian Harbour Beach
A small, mostly year-round beach city where older buyers choose between a condo and a one-story house
Indian Harbour Beach has few, if any, large age-restricted communities, but 29.3% of its residents are already 65 or older, so 55+ buyers here are shopping in a city full of their peers. A two-bedroom home is valued at about $284,414 on Zillow's home value index, and the practical choice is between a condo near the ocean or river and a single-story house on a quiet residential street.

Why there is no large 55+ development here
Indian Harbour Beach is a small barrier island city of about 9,025 residents in Census data, between Satellite Beach to the north and Indialantic to the south. It is almost fully built out. Census counts 43.3% of homes as detached houses, 23.3% in buildings of ten or more units, and no mobile homes, so the gated active-adult subdivisions and manufactured-home parks that supply most 55+ housing in Florida have no room here.
That leaves two kinds of buyers. Some want an age-restricted building specifically. They should ask each condo association whether it operates under the Housing for Older Persons Act, which requires at least 80% of occupied units to have a resident 55 or older and a process to verify ages. Others just want a low-maintenance home among people at a similar stage of life, and the city's age profile already gives them that without a formal rule.

A year-round town, not a snowbird town
The median age here is 47.9, younger than Cocoa Beach (59.2) or Cape Canaveral (60.1). Only 7.1% of homes are seasonal, so most neighbors live here all year. For a retiree, that means a steadier social life through the summer, more families on the street and fewer empty units in a condo building in the off-season.
The Eau Gallie Causeway connects the city to the mainland at Eau Gallie in north Melbourne. Holmes Regional Medical Center, Melbourne Orlando International Airport and the larger shopping areas are on the mainland side, which matters for anyone planning around regular medical visits or family flying in.

What older buyers pay: condo or one-story house
Zillow's typical condo in Indian Harbour Beach is $364,166, unchanged over the past year. The typical single-family house is $472,510, up 2.1%. All homes are up 18.2% over five years, among the stronger gains on this part of the island.
- Two-bedroom homes: about $284,414, the size most downsizers want
- Three-bedroom homes: about $468,389
- Four-bedroom homes: about $685,675
The lower third of the market tops out near $291,053. The two-bedroom figure is lower than the condo average because it includes older, smaller units away from the water. Oceanfront and riverfront condos and larger houses on canals push the averages up.
Census puts the median year built at 1978, so many houses are single-story block ranch homes from the 1960s and 1970s. A one-story layout is exactly what many older buyers want. Budget for updates that make aging in place easier: a walk-in shower, wider doorways, grab bars, better lighting and a step-free entry. Those are often cheaper than moving again later.
What to check in an older condo building
Many condo buildings here date from the 1970s and 1980s. For buildings with three or more habitable stories, Florida requires a milestone inspection by the end of the year the building turns 30 (or 25 if the local building official requires it), then every 10 years, plus a Structural Integrity Reserve Study every 10 years. For budgets adopted on or after December 31, 2024, owners cannot vote to waive or reduce those reserves.
- Ask for the milestone report, the reserve study and the current budget.
- Read the last 12 months of board minutes for planned concrete, roof, elevator or window projects.
- Ask the master policy's hurricane deductible and whether the building carries flood insurance.
- Confirm elevator access, parking and any rules on pets or who may stay in the unit.
A resale buyer has 7 days, excluding weekends and legal holidays, after receiving the association documents to cancel. On a fixed income, use that time to model the next two years of fees and any assessment.
Taxes and insurance for retirees
If Indian Harbour Beach is your permanent home, homestead takes up to $51,411 off assessed value in 2026, and Save Our Homes caps annual increases at 3% or CPI. Florida has no state income tax. Your assessment resets to market value in the year after the sale, so ask for a tax estimate based on your price, not the seller's bill.
Insurance is the cost that moves most. For a house, a 4-point inspection and a wind mitigation report are standard for homes this age, and the roof's age often decides which carriers will write the policy. For a condo, your HO-6 policy should include loss assessment coverage. Check the FEMA flood zone for every address; river-side and low lots are often in high-risk zones. This isn't legal or tax advice.
Nearby options with formal 55+ communities
Buyers who want a clubhouse, organized activities and an age rule usually look at the mainland. On Zillow's all-homes figures, Melbourne is $357,832, West Melbourne $372,498 and Palm Bay $303,347, and those cities have manufactured-home communities and active-adult neighborhoods the island lacks. On the island, Satellite Beach runs $515,720 and Melbourne Beach $616,177, both higher than Indian Harbour Beach.

Common questions
Are there 55 and over communities in Indian Harbour Beach, FL?
Large age-restricted developments are rare because the city is built out. Some condo buildings may have age rules, so ask each association whether it meets the federal 80% test. Formal 55+ communities are more common on the mainland.
How much is a condo in Indian Harbour Beach?
Zillow's typical condo is $364,166, flat over the past year. Two-bedroom homes of all types average about $284,414.
Is Indian Harbour Beach good for retirees?
It suits retirees who want a quiet, year-round beach city with a short drive to Melbourne's hospital and airport. It suits less well if you want a gated active-adult community with a full activity schedule.
Do retirees pay less property tax in Florida?
Permanent residents get homestead, up to $51,411 off assessed value in 2026, and a 3% or CPI cap on increases. Some counties and cities offer extra exemptions for low-income seniors; ask the property appraiser.
