How to read these numbers

Zillow tracks a typical home value for eleven named areas inside Westchase. These are all-homes values, so a village that mixes townhomes with houses will read lower than one that is all detached homes. Westchase as a whole sits at $551,374, with single-family homes at $584,651 and condos at $213,641.

Westchase has more villages than Zillow lists, and Zillow's boundaries don't always match the village lines residents use. The area Zillow calls West Park is what most people know as West Park Village. Treat each number as a neighborhood benchmark and price any specific house against its own recent sales.

Under $550,000: West Park, Enclave, The Bridges, Glenfield

Four areas sit at or below the Westchase average:

West Park Village is the walkable, mixed section with two town centers and a mix of townhomes, villas, condos and small-lot houses, which is why its typical value is lower than the big-lot villages. Buyers who want to walk to dinner start here.

Glenfield is the standout in this band: the only Zillow area in Westchase that gained more than 1% in the past year, and its five-year gain is close to the top. The Bridges is the opposite case, with the weakest numbers on both measures. That can mean a better entry price today, so ask your agent to pull sales from the last six months to see whether the dip is broad or driven by a few homes.

$550,000 to $750,000: The Shires, Bennington, Woodbay, The Fords

This is the middle of the Westchase market and where most 4-bedroom houses trade. Citywide, a typical 4-bedroom is about $712,396.

Woodbay has the second-strongest five-year record of any Westchase area on Zillow. The Shires is the value pick in this band; it's priced close to Glenfield but grew more slowly over five years. When I compare houses across these four, the price per square foot and the age of the roof usually matter more than the village name.

Above $800,000: Radcliffe, The Greens, Harbor Links

The top of the market is three areas:

Harbor Links is the only Zillow area in Westchase with a typical value over $1 million, roughly double the community average. At this level, expect larger lots and custom or semi-custom houses, and expect fewer comparable sales, which makes appraisal and pricing harder. Get a close read on each street's recent closings before you offer.

Below the village values: condos and townhomes

If the villages above are out of budget, the Westchase census area also has condos and townhomes, many in larger complexes near the main roads. Zillow's typical condo value is about $213,641, and a typical 1-bedroom runs about $163,028 and a 2-bedroom $260,034. Condo values are down 7.4% over the year, much more than houses.

Some of these complexes are inside the Westchase master association and some are outside it, even with a Westchase address. Ask which associations a unit belongs to and what each one charges. For a condo building of three or more stories, also ask for the milestone inspection status and the most recent Structural Integrity Reserve Study, since underfunded reserves often lead to special assessments.

Which villages held value best

Over five years, The Greens (31.1%), Woodbay (29.3%) and Glenfield (26.9%) led. The Bridges (13.4%), The Shires (18.8%) and West Park (19.6%) trailed. Over the last year, nearly every area moved less than 1% in either direction, with Glenfield up 1.7% and The Bridges down 3.0% as the two outliers.

The pattern doesn't follow price in a straight line. A mid-priced village outperformed the most expensive one, and the cheapest one, Enclave, beat several pricier areas over five years. Past gains don't predict future ones. They do tell you where buyers competed hardest recently.
