What Meadow Pointe is
Meadow Pointe is a group of neighborhoods, sometimes called villages, developed in phases near the Pasco and Hillsborough county line, close to New Tampa. Each village has its own name, its own HOA rules and sometimes its own gate. Most homes are single-family houses on suburban lots, with some townhome sections mixed in.
Listings in the community commonly mention pools, tennis courts, playgrounds, clubhouses and fitness rooms. Which amenities you can use depends on which section you buy in and what your HOA or district covers, so confirm access for the specific address.
Because the villages were built in phases over roughly a decade, floor plans and lot sizes vary more than in a subdivision finished in one push. Two houses with the same bedroom count can differ by several hundred square feet and by a decade in age. When you compare listings, compare within the same village first, then across villages. The HOA documents for each village also differ on fences, paint colors, parking, sheds and pools, so read them before you plan changes.
How Meadow Pointe prices compare
At $363,041, the typical Meadow Pointe home sits about 9% under the Wesley Chapel typical value and between the area's three-bedroom value of $334,105 and four-bedroom value of $441,249. Among the 25 Wesley Chapel neighborhoods Zillow tracks, it lands in the middle:
- Higher: Seven Oaks $466,018, The Lakes at Northwood $443,841, Country Walk $450,967, Oak Creek $390,381, Villages at Wesley Chapel $382,607
- Similar: Watergrass $378,300, Aberdeen $355,414, Bridgewater $352,695, Ashley Pines $351,527
- Lower: Williamsburg West $330,834, Quail Hollow $318,982, Chapel Pines $314,569
Its 1.3% one-year decline is smaller than the area's 2.5%, and much smaller than Watergrass at 6.9%. Zillow does not publish a five-year figure for Meadow Pointe, so the longer trend has to come from closed sales.
The price gap with newer master plans mostly reflects age. Buyers pay more for a 2020s house with a builder warranty. In Meadow Pointe, the trade is an older house at a lower price, with landscaping grown in and the community fully built.

CDDs in an older community
Parts of Meadow Pointe are governed by community development districts, which show up as a separate assessment on the property tax bill. In newer subdivisions the CDD often includes years of bond debt. In an older community, some or all of that debt may be paid down, leaving mostly an operations and maintenance charge. That can make Meadow Pointe cheaper to carry than a newer house at the same price.
Do not assume, though. Get the current tax bill for the exact parcel, look at the non-ad valorem lines, and ask the district whether any bond debt remains and whether new projects or refinancing are planned. Then add the HOA fee for the village you are buying in. Some sections have both a CDD and an HOA, each covering different things.
Inspecting a 20- to 25-year-old house
Homes here are entering the age where original systems wear out. On any Meadow Pointe purchase, I would focus the inspection on:
- Roof. Many original shingle roofs from this era have been replaced or are due. Roof age drives the insurance premium and, sometimes, whether a carrier will write the policy.
- HVAC and water heater. Original units from the early 2000s are past typical service life. Ask for service records and the installation date.
- Plumbing. Check the pipe material and any history of leaks, and look under sinks and around the water heater.
- Windows and wind features. A wind mitigation report shows roof-to-wall connections and opening protection, which can lower the premium.
- Drainage. Many lots back onto ponds or conservation areas. Look for standing water, erosion at pond banks and the flood zone for the address.
Taxes and insurance
Your property tax will be recalculated on your purchase price. With homestead on a primary home, up to $51,411 of assessed value is exempt in 2026, and increases are capped at 3% or CPI after that. Homestead does not lower CDD or HOA charges, which are levied per lot. Buyers keeping the house as a part-year home pay on the full assessment, with increases on non-school levies limited to 10% a year.
Get a homeowners quote during the inspection period, and a flood quote if the lot is in or near a high-risk zone. Zillow's index is the source for neighborhood values here, and the area's age and housing data come from the Census.
Is Meadow Pointe a good place to live
For buyers who want an established community with amenities, a location toward the southern edge of Wesley Chapel, and a price below the newer master plans, Meadow Pointe deserves a close look. The area as a whole is young, with a median age of 37.1, and 69.3% of homes are single-family houses, so expect a family-oriented setting. The trade-offs are older systems that may need replacing, a mix of HOA and CDD structures that varies by village, and an index that has dipped slightly this year.
