Moving to Zephyrhills, FL

A small Pasco city where a house still costs about $300,000

Zephyrhills is one of the cheaper places to buy a house in the Tampa Bay area: Zillow's home value index puts the typical home at $303,004, roughly $95,000 less than in neighboring Wesley Chapel. It is a good place to live for buyers who want space and a lower price and can accept a longer drive to Tampa and a town that leans older and seasonal.

The housing stock: one in four homes is a mobile home

This is the fact newcomers most often miss. Census data shows 26.8% of housing units in Zephyrhills are mobile homes, and only 48.1% are detached houses. The median home was built in 1990. When you scroll listings, a large share of the low prices are manufactured homes, often in parks where you lease the lot.

That changes how you shop. A manufactured home on a leased lot carries monthly lot rent, financing is harder, and insurers treat it differently from a block house. A conventional house on its own lot is a separate market with its own price range. Decide which one you are buying before you compare numbers.

New subdivisions on the city's edges have added a newer layer of single-family homes and townhomes, mostly with HOA and often CDD fees.

Who lives here

The median age is 48.8, and 29.9% of residents are 65 or older. About 9.3% of homes are seasonal, which shows up in winter traffic and in how many RV and manufactured-home communities cater to part-year residents from the North and Canada. In the summer the town is noticeably quieter.

The population is about 19,668 inside city limits, though the surrounding unincorporated area adds many more people who use the same roads and stores.

Getting around

Zephyrhills is inland in eastern Pasco County. US 301 runs north-south through town and State Road 54 heads west toward Wesley Chapel and I-75. Tampa International Airport is the nearest major airport, and the drive to downtown Tampa takes longer than from Wesley Chapel or Brandon, especially at rush hour.

AdventHealth Zephyrhills is the local hospital. The city is also known as the original source of Zephyrhills bottled spring water and for its skydiving center at the municipal airport. Gulf beaches are roughly an hour's drive west.

Storms, flood zones and insurance

Being inland removes storm surge from the list, and that alone helps. Wind and heavy rain still matter. Low spots near lakes and wetlands can sit in a FEMA flood zone, so check the zone for the exact address instead of assuming inland means dry.

For a 1990-era house, expect the insurer to ask for a 4-point inspection and a roof age. A wind mitigation report can lower the premium. Get a real quote during your inspection period, before you are committed.

Taxes and the first-year bill

Florida has no state income tax, which is a big part of why people move. Property tax is the cost to watch. If Zephyrhills becomes your permanent home, file for homestead with the Pasco County Property Appraiser: in 2026 it removes up to $51,411 of assessed value and limits future yearly increases to 3% or CPI. A seasonal buyer who keeps a primary home elsewhere gets no homestead, and the non-school portion of the assessment can rise up to 10% a year.

The assessment resets after a sale. A long-time owner's low tax bill will not carry over to you, so estimate taxes from the price you pay. In newer subdivisions, look for a CDD line on the bill as well. This isn't legal or tax advice; confirm your own situation with the appraiser's office.

What newcomers get wrong about Zephyrhills

Comparing a park home to a house. A $120,000 manufactured home and a $300,000 block house show up in the same search. The first may come with lot rent for as long as you own it, which changes the real monthly cost far more than the price suggests.

Judging the town in January. Winter is the busy season, with seasonal residents back and every RV park full. Visit in July as well, when you will see the town as year-round residents do, and feel the heat and afternoon storms.

Underestimating the drive. Map your commute at the hour you would actually drive it. Distances look short on a map, but two-lane stretches and traffic lights add up.

Skipping the CDD question. In the newer subdivisions a CDD assessment can add a meaningful amount per year to the tax bill. Two houses at the same price can have very different carrying costs.

Assuming inland means cheap insurance. It usually helps, but an older roof can still make a policy expensive or hard to place. Ask for the roof permit date early, and if the roof is near the end of its life, factor a replacement into your offer.

Once you know whether you want a house, a townhome or a manufactured home, a shortlist of the right subdivisions or parks saves a lot of driving.

Zephyrhills: questions and answers

Is Zephyrhills a good place to live?

For buyers who want a lower price, an inland location and a quieter pace, yes. The typical home is about $303,004. The trade-offs are a longer commute to Tampa and a housing mix where more than a quarter of homes are mobile homes.

What are the cons of living in Zephyrhills?

Distance to Tampa and the beaches, fewer large employers in town, summer heat, and a lot of older or manufactured housing. Newer subdivisions often carry CDD fees on top of HOA dues.

Is Zephyrhills cheaper than Wesley Chapel?

Yes. Zillow puts the typical Zephyrhills home at $303,004 and Wesley Chapel at $398,488, a difference of about $95,000.

Is Zephyrhills a retirement town?

It leans that way. Census data shows a median age of 48.8, nearly 30% of residents 65 or older and about 9% seasonal homes. Younger families buy in the newer subdivisions on the edges of town.
