The trade-offs are an older housing stock, soft condo values and storm exposure near the water, and prices that have risen just 14.6% in five years.

The city vs the mailing address
The City of New Port Richey is small, about 17,425 residents by Census count. The New Port Richey mailing address covers a much larger area of unincorporated west Pasco around it. When a listing says New Port Richey, check whether the parcel is inside city limits. It affects who collects your taxes, who picks up trash, which permits you pull and, in some cases, which utility serves the house.
This page uses the city's numbers. Most of what makes the place distinct is inside the city: the downtown along Main Street, Sims Park on the Pithlachascotee River, which locals shorten to the Cotee, and older residential streets on both sides of the river.

Prices, and where they moved
Over the past year, all homes in the city slipped 1.0% and houses 0.9%. Condos fell harder, down 9.9% to a typical $119,004. By size, a two-bedroom is around $201,036, a three-bedroom $320,120 and a four-bedroom $488,517. The four-bedroom jump, about $168,000 over a three-bedroom, reflects how few larger homes there are and how many of them sit on the water.
The one-bedroom figure of $84,743 is unusually low and mostly reflects older condos and small units. Low entry prices like that can come with high association costs, so the monthly number matters more than the sticker.
Inland Pasco costs more: Wesley Chapel's typical home is $398,488 and Land O Lakes $415,364. Port Richey ($225,804) and Holiday ($218,035) are cheaper. Hudson ($285,735) is about level.

An older city of houses, mobile homes and low-rise condos
The median home in New Port Richey was built in 1980. Census data shows 45.4% of homes are detached houses, 14.5% are mobile homes and 11.3% are in buildings of 10 or more units, with the rest in duplexes, townhomes and small complexes. Expect concrete block ranch houses from the 1960s through the 1980s, older frame cottages near downtown, and garden-style condo complexes along the main roads.
On a house of this age, plan for a 4-point inspection and a wind mitigation report, since most insurers ask for both. Look hard at the roof age, the electrical panel, the plumbing material and any additions. On a condo, read the budget, reserve study and recent board minutes, and remember that resale condo buyers in Florida get 7 days after receiving the association documents to cancel.
Who lives here
The median age is 53.6, and 29.9% of residents are 65 or older. That is older than Florida as a whole but much younger than Hudson to the north, where nearly half the population is 65+. Only 7.8% of homes are seasonal, so the city stays occupied year-round. The mix is retirees alongside working households, many of whom commute toward Tampa and Pinellas.
For a buyer, that mix has practical effects. Homes that suit both groups, such as three-bedroom block houses on dry lots near shopping, tend to draw the widest pool of buyers when you sell later. Highly specialized properties, like a small condo in an aging complex or a large waterfront house that needs a full flood upgrade, have a narrower audience.
Getting around, healthcare and the water
US 19 is the main north-south road along the west Pasco coast and runs through the city. The Suncoast Parkway, a toll road farther east, is the usual route toward Tampa. Tampa International Airport is typically 45 minutes to an hour away by car. Morton Plant North Bay Hospital is in New Port Richey, and more medical offices line the US 19 corridor.
The Cotee River runs through town to the Gulf, and canal neighborhoods west of US 19, such as Gulf Harbors, give boat access. The coast here is mostly mangrove and marsh rather than sandy beach; the nearest big beaches are in Pinellas County to the south.
Flood zones, insurance and storm season
Low-lying areas near the river and the Gulf are exposed to storm surge, and many of those addresses fall in FEMA high-risk zones where a lender will require flood insurance. Before you fall for a waterfront house, get an elevation certificate, a flood quote and a homeowners quote within the inspection period. Ask the seller whether the house has ever taken water and whether any claims were filed.
Inland streets, especially east of US 19, sit higher and often carry lower flood risk, but zones vary block by block. Hurricane deductibles are written as a percentage of dwelling coverage and apply once per calendar year in Florida.
Taxes and the honest pros and cons
Florida has no state income tax. Your property tax is reset on purchase; homestead on a primary home removes up to $51,411 of assessed value in 2026 and caps yearly increases at 3% or CPI. A second home gets the 10% non-school cap and no exemption.
Pros: a downtown you can walk, a riverfront park, Gulf boating, a hospital in town, and typical prices about $110,000 below Wesley Chapel. Cons: much of the housing is 40 or more years old, condo values are falling, waterfront areas carry real storm risk, and price growth over five years has been modest. If you want a shortlist that separates inside-city addresses from the wider NPR mailing area, I can set that up.
What buyers ask me
Is New Port Richey a good place to live?
For buyers who want a small downtown, river and Gulf access, and prices below inland Pasco, many find it a good fit. The typical home is $287,036 on Zillow. Older housing and storm exposure near the water are the main trade-offs.
How much is a house in New Port Richey, FL?
Zillow's typical single-family value in the city is $308,188, and a three-bedroom is around $320,120. Waterfront homes usually sell above those figures.
Is New Port Richey in a flood zone?
Parts of it are, especially near the Cotee River and the Gulf canals. Check the FEMA zone for the exact address and get a flood quote before closing.
Is a New Port Richey address always inside the city?
No. The mailing address covers a large unincorporated area of Pasco County. Check whether the parcel is inside city limits, since taxes and services differ.
