55+ Communities in Hudson
Manufactured-home parks, villa communities and what each one costs to live in

Zillow's index puts a typical two-bedroom at $218,392, and the cheapest age-restricted options are manufactured homes in land-lease parks, where the price is low and the monthly lot rent is the number that matters.

What makes a community legally 55+
Under the federal Housing for Older Persons Act, a community can restrict residents by age if at least 80% of its occupied units have at least one resident 55 or older, and it publishes and follows policies showing it intends to be housing for older persons. The other 20% gives associations some room, but each one sets its own rules within that space.
In practice, rules vary a lot between communities. Some allow a younger spouse or a caregiver to live in the home. Some limit how long visiting grandchildren can stay. Some require a minimum age for every resident. Ask for the written age policy and the visitor rules, and read them before you make an offer, because they are hard to change once you own.

The three kinds of 55+ housing in Hudson
- Manufactured homes on leased land. The home is yours; the ground under it belongs to the park, which charges monthly lot rent. Prices are the lowest in town, and the park usually maintains roads and common areas. Florida's Mobile Home Act covers parks with 10 or more lots and requires a prospectus that explains the lot rent, what it includes and how increases work.
- Manufactured homes on owned lots. You own both the home and the ground and pay an HOA fee, usually lower than lot rent. Resale and financing are generally easier than in a lease park.
- Site-built houses and attached villas. Block or frame homes in age-restricted subdivisions, sometimes with a golf course or clubhouse. These carry an HOA and cost more up front.
Census data shows 26.5% of all Hudson homes are mobile or manufactured, so the first category is a large share of what you will see.

Named communities and how to verify them
Two age-restricted communities with Hudson addresses show up consistently on 55+ directories. Heritage Pines is the large one, with roughly 1,400 houses and attached homes. Country Oaks is small, around 42 attached homes. Both sell as resales, so availability depends on who is moving out.
Many smaller manufactured-home parks in and around Hudson also operate as 55+. Their status can change, and directories are not always current. For any community, confirm with the association or park office that it currently operates under HOPA, and ask for proof such as its most recent age survey.
More age-restricted options sit just south with New Port Richey and Port Richey addresses, and newer active-adult neighborhoods have been built inland in Pasco. If none of the Hudson choices fit, widening the search by 15 minutes changes the list considerably.
Prices for the homes retirees buy
On Zillow's index, a one-bedroom in Hudson is around $174,668 and a two-bedroom around $218,392. A typical condo is $129,690, down 8.3% in a year. A typical single-family home is about $294,540, and a three-bedroom about $306,322. The all-homes figure, $285,735, is down 1.5% over the year and up 11.4% over five.
Those are citywide numbers. Zillow does not publish a separate index for age-restricted communities, and manufactured homes in lease parks often sell well below the two-bedroom figure. The trade is that the buyer then pays lot rent for as long as they live there.
Monthly costs on a fixed income
For many retirees the purchase price is the easy part. The monthly cost decides whether a 55+ home works for twenty years. Get each of these in writing before you sign:
- Lot rent or HOA fee, what it includes (water, trash, lawn, cable, amenities), and the history of increases over the last five years.
- Amenity or club dues, especially where a golf course or clubhouse is separate from the HOA.
- Special assessments planned or under discussion. Ask for the last year of board minutes.
- Insurance. Manufactured homes and older houses can be costly to insure. Ask for a quote with the roof age and any wind mitigation report.
- Flood. Communities near the coast may be in FEMA high-risk zones. Check the address.
Homestead and taxes for retirees
If Hudson will be your permanent home, file for homestead with the Pasco County Property Appraiser. In 2026 it removes up to $51,411 from the assessed value, and Save Our Homes caps future assessment increases at 3% or CPI. Ask the appraiser's office whether you also qualify for any additional senior exemption, which in Florida depends on age, income and local adoption.
In a land-lease park, you pay tax on the home itself while the park owner pays tax on the land, usually passing some of it through in lot rent. Seasonal owners, about 16.2% of homes in Hudson, get no homestead exemption. Florida has no state income tax. This isn't legal or tax advice.
Who a Hudson 55+ home fits
It fits retirees who want a low purchase price, a quiet routine and neighbors at the same stage of life, and who are comfortable on the Gulf coast in storm season. It fits less well for buyers who want strong appreciation, frequent long visits from younger family, or a short drive to a big city. If you share your budget and whether you prefer owned land, I can put together a shortlist across Hudson and the communities just south.
Common questions
Are there 55+ communities in Hudson, FL?
Yes. Heritage Pines and Country Oaks are age-restricted communities with Hudson addresses, and many manufactured-home parks in the area also operate as 55+. Confirm each one's current status with its office.
What is the difference between a land lease and an owned lot?
With a land lease you own the home but rent the ground and pay monthly lot rent that can rise. With an owned lot you own both, pay an HOA fee instead, and usually have easier resale and financing.
How much does a 55+ home in Hudson cost?
Citywide on Zillow, a two-bedroom is around $218,392 and a condo around $129,690. Manufactured homes in lease parks often sell for less, with lot rent on top.
Can my grandchildren visit in a 55+ community?
Usually yes, but most communities limit the length of visits. Ask for the written visitor policy before you buy.
