Moving to Temple Terrace, FL
A small 1920s river town on Tampa's northeast edge, priced below the big city
Temple Terrace's typical home value is $323,921 on Zillow's index, about $52,000 less than Tampa's $375,619, and prices were flat over the past year after a 22.3% rise over five years. For a buyer moving to the Tampa area, it is a good place to live if you want a separate small city with its own government, river and golf course, close to the university and I-75, and you accept that most of the housing is decades old.

What kind of place Temple Terrace is
Temple Terrace is its own incorporated city of 27,275 people, bordering Tampa on the northeast. It was founded in 1920 and incorporated in 1925 as one of the early golf course communities in the country, laid out among citrus groves. Some of the original Mediterranean Revival houses from the 1920s still stand, and the Temple Terrace Golf and Country Club remains at its center.
The Hillsborough River runs through the eastern and southern parts of the city and forms part of its southern boundary. Interstate 75 runs near the eastern edge, and the University of South Florida's Tampa campus is just to the west. Downtown Tampa is a drive southwest, and Tampa International Airport is across town.

Housing costs and what moved
Temple Terrace splits into two very different price groups. Single-family houses have a typical value of $372,653, close to Tampa's level. Condos are far cheaper at $142,711, and they fell 9.6% over the past year, one of the steeper declines in the region.
The bedroom numbers show the same split. A typical two-bedroom is $162,793, which mostly means a condo or townhome. A three-bedroom is $332,223, a four-bedroom $460,748, and five or more $572,355. The jump from two to three bedrooms, about $169,000, is the line between attached homes and houses.
Against nearby areas, Temple Terrace sits below Tampa ($375,619), Brandon ($353,216) and Seffner ($351,494), and well below Lutz ($486,345). The lower third of the local market tops out near $173,360 and the upper third starts around $477,574.

Who lives here
Census data shows a younger population than many people expect from a golf town: a median age of 34.5, with 16.3% of residents 65 or older. The university next door accounts for part of that. Seasonal homes are just 0.7% of the housing, so this is a year-round community and you will not see the winter swing common in coastal towns.
The housing mix is more apartment-heavy than the golf-course image suggests. Single-family detached houses are 42.1% of units, and 25.0% are in buildings of ten or more units. Mobile homes are only 1.0%. Neighborhoods closer to the river and golf course tend to be single-family and quieter; the western side near the campus is denser and busier.
Older homes: what newcomers underestimate
The median home in Temple Terrace was built in 1982, and the core neighborhoods are older still. Buyers coming from newer suburbs elsewhere often underestimate what that means for insurance in Florida.
- Most insurers want a 4-point inspection on older homes, covering roof, electrical, plumbing and HVAC. A roof near the end of its life can stop a policy from being issued.
- A wind mitigation inspection can lower the premium if the house has hip roof shape, straps or impact-rated openings.
- Ask for permit history on additions and renovations, which are common on houses this age.
- Have the sewer line scoped and the plumbing type identified.
On historic 1920s homes, budget extra time and money for specialists who know older construction.
The river, flood zones and hurricanes
Temple Terrace is inland, which keeps it away from coastal storm surge. The river is the flood factor to watch. Lots along or near the Hillsborough River can sit in FEMA flood zones, and heavy rain from tropical storms can raise the river.
Check the flood zone for the exact address, ask for an elevation certificate on river-adjacent homes, and get a flood quote even if the lender does not require one. For hurricanes, know your deductible. In Florida it is set as a percentage of dwelling coverage, usually 2% to 10%, and applies once per calendar year.
Taxes and a separate city government
Florida has no state income tax, which is a real saving for people moving from states that have one. Property tax works differently from many states, though.
Because Temple Terrace is its own city, your tax bill includes a city millage alongside the county and school levies. The city provides its own services, so compare the full tax estimate with a similar house in unincorporated Hillsborough or in Tampa before deciding. Your assessment resets to market value when you buy. If the home is your permanent residence, file for homestead: up to $51,411 off assessed value in 2026, and future increases capped at 3% or CPI.
Pros and cons for a buyer
Pros: prices below Tampa and most nearby suburbs, a small-city feel with a river and golf course, quick access to I-75, USF and north Tampa employers, and a year-round population.
Cons: mostly older housing with higher insurance and maintenance risk, limited new construction, a condo market that has fallen sharply, and busier, denser areas near the university.
For a buyer on a budget around $330,000 to $470,000 who wants a house rather than a condo, Temple Terrace deserves a place on the list. A shortlist comparing specific houses here with similar ones in Tampa and Brandon shows quickly whether the savings hold up after insurance.
