Palma Ceia's boundaries and layout

Palma Ceia sits southwest of downtown Tampa, in the middle of the South Tampa peninsula. Its boundaries run roughly from Neptune and Miguel Streets on the north to Bay to Bay Boulevard and El Prado on the south, with MacDill Avenue, Dale Mabry Highway and Himes Avenue forming the western edges in different stretches and the Lee Roy Selmon Expressway on the east.

The neighborhood is known for its brick streets, similar to those in Ybor City, and for street names with Cuban origins. Palma Ceia Golf and Country Club, which shares the neighborhood's name, provides much of its green space. The Palma Ceia Design District, centered on MacDill Avenue and Bay to Bay Boulevard, has boutiques, cafes and restaurants within walking distance of many homes. Golfview, a separate small neighborhood, sits next to it.

The Selmon Expressway on the east side gives quick access to downtown and on toward Brandon. Dale Mabry Highway on the west runs north toward Raymond James Stadium and I-275. Tampa International Airport is a short drive up the Westshore side.

How Palma Ceia's values compare with the rest of Tampa

Among Zillow's Tampa neighborhoods, only Davis Island at about $1,462,205 and Bayshore Beautiful at about $1,015,226 are higher. Ballast Point is about $602,141 and North Hyde Park about $553,172. Palma Ceia's five-year gain of 28.4% beat the city's 20.4%, and its 1.0% one-year change was slightly ahead of the city's 0.4%.

For a buyer, that pattern says demand has held at the top of South Tampa while condo-heavy and north-side areas softened. It does not say where prices go next. Compared with Tampa's citywide bedroom figures, about $561,556 for four bedrooms and $901,564 for five or more, Palma Ceia's typical value is close to the citywide five-bedroom number. That is the effect of land value: an older three-bedroom house here can cost what a much larger house costs elsewhere in the city.

Zillow's figure blends all home types. Palma Ceia is mainly detached houses, so prices for a specific property can sit well above or below the typical value.

The houses: older homes, renovations and rebuilds

Palma Ceia has some of South Tampa's older housing, built over many decades, and a steady flow of renovations and new construction on lots where older houses were removed. Expect a street to hold an original bungalow, a 1950s block house and a new two-story home side by side.

Older houses bring a specific checklist: roof age, electrical panel and wiring type, plumbing materials, foundation and termite history. Insurers often require a 4-point inspection on older homes, and some will not write a policy until outdated systems are replaced. Budget for those items before you settle on a price.

If you plan to renovate or add on, look at how the city's permitting, setback rules and, where relevant, flood elevation requirements apply to the lot. These can change what you are able to build.

Flood and insurance in central South Tampa

Palma Ceia sits farther from the open bay than Bayshore Beautiful or Davis Island, but South Tampa as a whole is low, and some streets flood in heavy summer rain. Check the FEMA flood zone for every address, get the elevation certificate where one exists, and ask the seller about past water intrusion.

Flood insurance outside the high-risk zones is often affordable and worth having anyway. For the homeowners policy, a wind mitigation inspection can lower the windstorm premium, and the roof age often decides which carriers will quote. Remember that the hurricane deductible, usually 2% or 5% of dwelling coverage, applies once per calendar year. On a $900,000 dwelling, 2% is $18,000.

Taxes on a Palma Ceia purchase

For a permanent Florida residence, homestead takes up to $51,411 off the assessed value in 2026, and the Save Our Homes cap holds assessment growth to 3% or inflation each year. In a neighborhood where values rose 28.4% in five years, that cap is valuable: it separates your taxable value from the market's moves.

Buying in Palma Ceia restarts the assessment at today's value. Many sellers here have held for years, and their tax bills reflect capped assessments well below today's prices. Your bill will be based on your purchase price. If the Palma Ceia house will be a second home, you lose both the exemption and the 3% cap, and non-school levies rise by up to 10% a year instead.

Who Palma Ceia suits and what to check first

Palma Ceia suits buyers who want a central South Tampa location with walkable shops, older streets and quick access to downtown and the airport, and who accept paying mostly for land. Buyers who want a newer house with a large yard for the same money will find it in New Tampa or the suburbs.

Start with the house's age and systems, then the flood zone, then the insurance quote. Compare Palma Ceia with Bayshore Beautiful and Ballast Point, which share the same part of the city at different price points. A shortlist across all three makes the trade-offs clear.
