Where Tampa Palms is and how it is laid out
Tampa Palms is one of the planned communities of New Tampa, the northeastern part of the city. It sits along Bruce B. Downs Boulevard, with I-75 to the east and the University of South Florida a short drive south. Development started in the 1980s and continued through the 1990s and beyond, so the housing is mostly from those decades.
The community is organized as a series of villages, some gated and some open, each with its own housing type and often its own sub-association. Tampa Palms Golf and Country Club sits within the community, and large stretches of conservation land and ponds separate the villages. Shopping, restaurants and medical offices cluster along Bruce B. Downs Boulevard.
Downtown Tampa is a longer drive than from the city's core neighborhoods, usually by I-275 or I-75. Tampa International Airport is on the far side of the city. For people who work near USF, the medical offices in the area or the business parks to the north and east, the location is convenient.
Housing types and how they price
Tampa Palms mixes several types of housing, and that mix is why the typical value sits where it does:
- Single-family homes in gated and non-gated villages, many with three to five bedrooms. Larger homes on golf course or conservation lots sell at the top of the range.
- Townhomes and villas, which bring the entry price down.
- Condo communities, the lowest-priced option and the part of the market most affected by the citywide condo decline of 6.7% over the year.
Tampa's citywide figures give useful context: about $382,026 for three bedrooms and $561,556 for four. A typical value near $470,000 sits between them, which fits a community where detached homes dominate but condos and townhomes pull the average down.
The houses here are roughly 25 to 40 years old. Many are on their second or third roof, original HVAC systems are long gone, and some interiors have never been updated. Two houses on the same street can differ by a lot in condition, so look past the floor plan.

HOAs, sub-associations and the CDD
Expect more than one association. A home in Tampa Palms usually belongs to a master association and a village association, and gated villages carry the cost of their gates and private roads. Ask for the dues of each, what they cover and whether any special assessment is pending.
Tampa Palms also has a Community Development District, which can appear as a non-ad valorem assessment on the property tax bill. Look at the seller's tax bill for any CDD line, and ask whether any debt portion remains or whether only operations and maintenance charges are left. This matters when you compare Tampa Palms with older city neighborhoods that have no CDD and newer suburbs with larger ones.
How Tampa Palms compares with New Tampa's other communities
On Zillow's list, the nearby New Tampa areas line up like this:
- Tampa Palms: about $469,840, down 1.1% over the year, up 23.7% over five.
- New Tampa (Zillow's region): about $474,603, down 1.5%, up 16.9%.
- Hunters Green: about $531,415, up 0.1%, up 24.6%.
- Grand Hampton: about $563,299, down 0.6%, up 23.3%.
Tampa Palms is the lowest-priced of the group on the index, partly because of its older housing and its mix of condos and townhomes. Its five-year gain is in line with Hunters Green and ahead of Zillow's broader New Tampa figure. Over the last year, the north-side planned communities have been flat to slightly down while several older neighborhoods closer to downtown kept rising.
Insurance, flood and inspections
Tampa Palms is inland, far from Tampa Bay, so storm surge is not the main concern. Ponds, wetlands and conservation areas are everywhere, though, and some lots back onto them at lower elevations. Check the FEMA flood zone for each address and ask about drainage.
For the homeowners policy, roof age is the first question. Ask for the roof permit date and a wind mitigation report. A house built in the late 1990s predates Florida's 2002 statewide building code, so it may earn fewer wind credits than a newer one. Older houses may need a 4-point inspection.
In the condo and townhome villages, ask who insures the roof and exterior walls and how the association's reserves look. A building-wide roof replacement funded by special assessment is a common surprise in communities of this age.
Taxes and who Tampa Palms suits
If the home will be your permanent residence, homestead takes up to $51,411 off the assessed value in 2026, with Save Our Homes capping increases at 3% or inflation. The assessment resets at purchase, so budget from your price, then add any CDD line and the association dues.
Tampa Palms suits buyers who want a planned community with gates, golf and conservation land inside the city limits, near USF and I-75, at a lower price than Hunters Green or Grand Hampton. It suits less well if you commute daily to South Tampa or Westshore. A shortlist across Tampa Palms and its neighbors shows quickly which village fits your budget.
